PLEASE TAKE NOTICE that A&E Real Estate Solutions Limited Liability Company (the "Applicant") has applied to the Tabernacle Township Land Development Board seeking preliminary and final major subdivision approval to develop thirteen (13) total lots with single family dwellings, with one supporting an existing dwelling, one to be open space, and eleven (11) to house new single-family dwellings (the "Application"), at the property located at 144 Carranza Road, Tabernacle, NJ, further identified as Block 403, Lot 13.01 on the Tabernacle Township Tax Map.
As the open space lot and stormwater management basin will be located on a lot that does not have frontage on a public road, but will be accessed through an easement area, the Applicant requests relief from the requirement to have a building lot abut a street, in accordance with N.J.S.A. 40:55D-35 and -36, if deemed necessary by the Board.
It is further noted that the Applicant is pursuing approval to relocate a septic dilution deed restriction that presently exists on a 2.2-acre portion of Block 403, Lot 13.04, onto a portion of the Property as shown on the plan.
No variances or such other relief has been identified at this time other than the relief sought from Section 35 and 36 of the MLUL as referenced above but the Applicant requests any and all other variances, exceptions and waivers as may be required as a result of review and recommendations of the Board or its professional review staff.
This matter is scheduled to be heard at the regular meeting of the Tabernacle Township Land Development Board scheduled for March 4, 2026, at 7:00 PM at the Emergency Services Building, 134 New Road, Tabernacle, NJ 08088.
