NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 184 Myrtle Street, Brockton, MA 02301
By virtue and in execution of the Power of Sale contained in a certain mortgage given by William Volcimus to Mortgage Electronic Registration Systems, Inc., as nominee for OCMBC, INC., dated January 3, 2025, of which mortgage the undersigned is the present holder by assignment recorded with the Plymouth County Registry of Deeds in Book 59598, Page 130, and by an assignment of mortgage from Mortgage Electronic Registration Systems, Inc., as nominee for OCMBC, Inc, to U.S. Bank Trust Company, National Association, not in its individual capacity but solely as Trustee of PRPM 2025NQM2 Trust, dated July 29, 2025, and recorded with said Registry in Book 60185, Page 154, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold by Public Auction at 10:00 o’clock A.M. on the 9th day of March 2026 at the mortgaged premises located at 184 Myrtle Street, Brockton, MA 02301, Plymouth County, Massachusetts, all and singular the premises described in said mortgage,
To wit:
The land and buildings thereon on the southerly side of Myrtle Street, Brockton, Plymouth County, Massachusetts having a mailing address of 184 Myrtle Street, Brockton, MA 02401, bounded and described as follows:
Beginning at a point in the south line of Myrtle Street at the northwest corner of land formerly of Geoge A. Messier; thence southerly by said land formerly of said Messier, one hundred thirteen (113) feet, more or less, to a point and corner; thence easterly by land formerly of said Messier, fifty-eight (58) feet to a point and corner in land formerly of Lewis Richer; then southerly by said Richer land, eighty-nine and five tenths (89.5) feet to land now or formerly of Adolph Seaburg, et al trustees, one hundred twenty-four and seven tenths (124.7) feet, more or less, to a point and corner of land now or formerly of one Cerce; thence, northerly in line of said Cerce land two hundred three (203) feet to said Myrtle Street; thence Easterly by said Myrtle Street sixty (60) feet to a point of beginning.
Meaning and intending to convey and hereby conveying the same premises conveyed to me by deed of Robert L. Karp et al dated September 15, 1995 and recorded at Plymouth County Registry Deeds in Book 13837, Page 134. See also deed of Raphaela Perito dated October 4, 1983 and recorded with Plymouth County Registry of Deeds in Book 5498, Page 242.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE: A deposit of Ten Thousand Dollars ($10,000.00) by certified or bank check will be Firm File No. 252953-2 required to be paid by the purchaser at the time and place of sale. High bidder to sign written memorandum of sale upon acceptance of the high bid. The balance of the purchase price is to be paid by certified or bank check at Friedman Vartolo LLP, 1325 Franklin Avenue, Suite 160, Garden City, New York 11530, within thirty (30) days from the date of the sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control. Other terms, if any, to be announced at the sale.
