Pursuant to a Judgment of Foreclosure and Sale dated January 27, 2026 and entered on January 28, 2026, I, the undersigned Referee will sell at public auction at the Orange County Court House at 285 Main Street, 2nd Floor, Division 3 Lobby, Goshen NY 10924 on March 24, 2026 at 2:30 p.m. premises situate, lying and being in the Town of Newburgh, County of Orange, and State of New York, known as Lot No. 1 as shown on a map entitled “Goldsmith Avenue Associates Minor Subdivision” said map having been filed in the Orange County Clerk’s Office on May 8, 1989 as Map No. 9480 being more particularly described as follows: BEGINNING at a point, said point being at the southeasterly corner of Lot No. 2 as shown on a map entitled “Lands of Troy and Ida Graves”, on file in the Orange County Clerk’s Office as File Map No. 3316, said point also being on the northerly line of Lakeside Road; RUNNING THENCE leaving said southeasterly corner and said northerly road line and running along the easterly line of said Lot No. 2, North 28 degrees 49 minutes 35 seconds East, 229.69 feet; and North 31 degrees 46 minutes 28 seconds East, 77.29 feet to a point being the northeasterly corner of said Lot No. 2, said point also being the southeasterly corner of Lot No. 1; THENCE leaving said common corner and running along the easterly line of said Lot No 1, North 28 degrees 24 minutes 32 seconds East, 474.48 feet to a point being the southwesterly corner of Lot No. 2 as shown on a map entitled “Goldsmith Avenue Associates” on file in the Orange County Clerk’s Office as File Map No. 9480; THENCE leaving said easterly line of Lot No. 2 (File Map No. 3316) and said southwesterly corner and running along the southerly line of said Lot No. 2 (File Map No. 9480), South 61 degrees 35 minutes 28 seconds East, 316.70 feet to a point being the southeasterly corner of said Lot No. 2 (File Map No. 9480), said point also being on the westerly line of Lot No. 1 as shown on a map entitled; “Ada Brewster Banks”, on file in the Orange County Clerk’s Office as File Map No. 6053; THENCE leaving said southeasterly corner and running along the westerly line of said Lot No. 1 (File Map No. 6053), the following courses and distances: 1. South 02 degrees 16 minutes 51 seconds West, 124.12 feet; 2. South 11 degrees 19 minutes 03 seconds West, 144.19 feet; 3. South 14 degrees 19 minutes 03 seconds East, 194.32 feet; and 4. South 08 degrees 29 minutes 17 seconds West, 92.51 feet to a point being the southwesterly corner of said Lot No. 1 (File Map No. 6053), said point also being on the northerly line of said Lakeside Road; THENCE leaving said southwesterly corner and running along the northerly line of said road, North 87 degrees 36 minutes 05 seconds West, 624.58 feet and South 66 degrees 07 minutes 47 seconds West, 35.96 feet to the point of BEGINNING.
Also, more particularly described as follows: BEGINNING at a point, said point being distant North 66 degrees 07 minutes 47 seconds East, 35.96 feet and South 87 degrees 36 minutes 05 seconds East, 438.70 feet from the southeasterly corner of Lot No. 2 as shown on a map entitled “Lands of Troy and Ida Graves”, on file in the Orange County Clerk’s Office as File Map No. 3316, said point of beginning also being on the northerly line of said Lakeside Road; RUNNING THENCE leaving said northerly road line and running through the herein described parcel the following courses and distances: 1. North 02 degrees 23 minutes 55 seconds East, 70.00 feet; 2. North 02 degrees 09 minutes 02 seconds East, 278.00 feet; 3. North 15 degrees 35 minutes 11 seconds East, 178.25 feet; and 4. North 20 degrees 57 minutes 40 seconds East, 85.11 feet to a point being on the southerly line of Lot No. 2 as shown on a map entitled “Goldsmith Avenue Associates”, on file in the Orange County Clerk’s Office as File Map No. 9480;THENCE running along the southerly lot line of said Lot No. 2, South 61 degrees 35 minutes 28 seconds East, 50.43 feet; THENCE leaving said southerly lot line and running through the herein described parcel the following courses and distances: 1.
