NOTICE TO THE RESIDENTS OF LANGHORNE BOROUGH
NOTICE is hereby given that the Borough Council (“Council”) of the Borough of Langhorne (“Borough”), Bucks County, Commonwealth of Pennsylvania, intends to adopt, at its regularly scheduled meeting on Wednesday, March 11, 2026, at 7:00 P.M. at Council Chambers at Borough Hall, located at 114 East Maple Avenue, Langhorne, PA 19047, the following Ordinance:
AN ORDINANCE OF THE BOROUGH COUNCIL OF THE BOROUGH OF LANGHORNE, BUCKS COUNTY, PENNSYLVANIA, AMENDING A PORTION OF THE ZONING ORDINANCE OF THE BOROUGH AS ADOPTED IN 1995, TO INCLUDE AND PROVIDE FOR THE TND II OVERLAY DISTRICT, TO AMEND DEFINITIONS , TO REPEAL INCONSISTENT PROVISIONS, AND TO ESTABLISH SEVERABILITY AND EFFECTIVE DATE
Pursuant to the requirements of the Borough Code, a brief summary of the proposed Ordinance is as follows:
First, the Ordinance amends the Table of Contents of the Langhorne Borough Zoning Ordinance (“Zoning Ordinance”) to add subsection L. TND-2 Overlay District to Article III, Second 304 and subsection E15 Village Shop to Article IV, Section 405.E.
Second, the list of appendices of the Ordinance will be revised add to add Appendix J – TND-2 Overlay District after Appendix H.
Third, the Ordinance amends Article III to add subjection L. TND-2, TND-2 Overlay District (Section 301), amend the zoning map to show district boundaries (Section 302) and revised to define district boundaries as shown on the map entitled “Langhorne Borough Zoning Map, 2026” (Section 302).
Fourth, the Ordinance amends Article IV to delete and replace the introductory paragraph (Section 404) and amend the Table of Land Use Regulations to add use E15 Village Shop after E14 Historic Conversion (Section 404) and add Use E15 Village Shop (Section 405.E).
Fifth, the Ordinance amends Article VI to add Note 7 to the Table of Performance Standards and Dimensional Requirements (Section 603) and to delete and replace the DBA Rating Limit table (Section 609.A.6),
Sixth, the Ordinance adds Appendix J TND-2 Traditional Neighborhood Development – 2 Overlay District to the appendices after Appendix H.
Seventh, the Ordinance contains provisions for repealer, severability, ratification of prior actions of Borough officials and establishing an effective date.
