SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, 5/18/2009, Lawrence K. Dotson, Sr., a married man and Dretreich D. Dotson, a married woman executed a certain deed of trust to Danny L. Crotwell, Esq., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Mortgage Consultants, Inc. which deed of trust is of record in the office of the Second Judicial District of the Chancery Clerk's office of Hinds County, State of Mississippi in Book 610 Page 454 and recorded on 5/20/2009; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 1/26/2026 and recorded in Instrument No. 289202 Book 649 Page 6844 the aforesaid Second Judicial District of the Chancery Clerk's office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of JP MORGAN CHASE BANK, NATIONAL ASSOCIATION, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 3/27/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), Southwest front steps of the Hinds County Courthouse (Second Judicial District, 127 West Main Street, Raymond, MS 39154 to the highest and best bidder for cash or certified funds the following described property situated in Hinds County, State of Mississippi, to-wit:
Being situated in the Southeast 1/4 of the Southwest 1/4 of Section 28 and in the Northeast 1/4 of the Northwest 1/4 of Section 33, Township 6 North, Range 4 West, Hinds County, Mississippi and being more particularly described by metes and bounds as follows, to wit:
Commence at the Southwest corner of the said Section 28 and run thence North along the Western line of the said Section 28 for a distance of 1453.67 feet to the Southern line of an existing railroad; thence run Easterly along the said Southern line for a distance of 1462.6 feet; thence continue Easterly for distance of 158.4 feet along the said Southern line; thence leave said Southern line and run South for a distance of 132.0 feet; thence East for a distance of 303.6 feet; thence South for a distance of 277.2 feet thence East for a distance of 283.5 feet; thence South for a distance of 221.17 feet to the point of beginning for the parcel herein described; thence continue South for a distance of 246.11 feet; thence South 70 degrees 00 minutes West for a distance of 825.0 feet; thence South for a distance of 29.09 feet to the centerline of Potato House Road; thence North 89 degrees 30 minutes 31 seconds East for a distance of 392.02 feet along the said centerline; thence North 89 degrees 49 minutes 10 seconds East for a distance of 389.57 feet along the said centerline; thence leave said centerline and run North 00 degrees 49 minutes East for a distance of 549.92 feet along a fence line to a fence corner, thence North 78 degrees 24 minutes West for a distance of 14.47 feet along a fence line to the point of beginning, containing 3.11 acres, more or less.

Begin at an iron pin 19.69 feet South of and 1417.44 feet East of the Southwest corner of Section 28; run thence North 69 degrees 29 minutes 03 seconds East a distance of 521.79 feet to an iron pin; run thence South 00 degrees 30 minutes 27 seconds East a distance of 178.30 feet to an iron pin at the point of intersection with the present Northern right of way line to Potato House Road; run thence South 89 degrees 49 minutes 10 seconds West along said right of way line a distance of 98.45 feet to an iron pin; run thence South 89 degrees 22 minutes 31 seconds West along said right of way line a distance of 391.85 feet to the point of beginning, containing 1.00 acre, more or less, and being situated in both the Southeast Quarter of the Southwest Quarter of Section 28 and the Northeast Quarter of the Northwest Quarter of Section 33, Township 6 North. Range 4 West, Town of Edwards, Second Judicial District, Hinds County, Mississippi.
