In accordance with the Judgment and Decree of Foreclosure by Judicial Sale filed on August 4, 2025, in the above captioned action brought to foreclose that certain mortgage given by Peter J. Duval, Jr. and Melissa Ann Duval to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Accredited Home Lenders, Inc., dated April 18, 2006, and recorded in Book 1012, at Page 529, of the City of Burlington Land Records, of which mortgage the undersigned is the present holder by virtue of the following Assignments of Mortgage: (1) Assignment of Mortgage from Mortgage Electronic Registration Systems, Inc. as nominee for Accredited Home Lenders, Inc. to JPMC Specialty Mortgage, LLC recorded in Book 1064, at Page 24 (2) Assignment of Mortgage from JPMC Specialty Mortgage LLC to JPMorgan Chase Bank, National Association recorded in Book 1417, at Page 285 (3) Assignment of Mortgage from JPMorgan Chase Bank, National Association to Towd Point Master Funding Trust 2018-PM12 recorded in Book 1417, at Page 286 (4) Assignment of Mortgage from Towd Point Master Funding Trust 2018-PM12 to FirstKey Mortgage, LLC recorded in Book 1453, at Page 271 (5) Assignment of Mortgage from FirstKey Mortgage, LLC to Towd Point Mortgage Trust 2018-4, U.S. Bank National Association, as Indenture Trustee recorded in Book 1675, at Page 337, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 18, 2026 at 01:00 PM at 1896 North Ave, Burlington, VT 05408 all and singular the premises described in said mortgage,
To Wit:
Being all and the same lands and premises conveyed to Melissa Ann Duval by Quitclaim Deed of Peter J. Duval, Jr. dated January 14, 2010 and recorded February 1, 2010 in Book 1094, at Page 687 of the Town of Burlington Land Records and further described therein.
A certain piece of land in the City of Burlington, in the County of Chittenden and State of Vermont, described as follows:
Being a parcel of land with all buildings thereon, situated on the east side of North Avenue, the dwelling house thereon being known and designated as No. 1896 North Avenue, said parcel having a frontage thereon of 75 feet, a north line of 163.56 feet, and east line of 74.7 feet and a south line of 156.78 feet.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
The public sale may be adjourned one or more times for a total time not exceeding 30 days, without further court order, and without publication or service of a new notice of sale, by announcement of the new sale date to those present at each adjournment or by posting notice of the adjournment in a conspicuous place at the location of the sale.
Terms of Sale: $10,000.00 to be paid in cash or by certified check by the purchaser at the time of sale, with the balance due at closing. The sale is subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens, if any, which take precedence over the said mortgage above described.
The Mortgagor is entitled to redeem the premises at any time prior to the sale by paying the full amount due under the mortgage, including the costs and expenses of the sale.
