By virtue and in execution of the Power of Sale contained in a certain mortgage given by David L Elias to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Gateway Funding Diversified Mortgage Services L.P., and now held by The Bank of New York Mellon, FKA the Bank of New York as Trustee for the Certificateholders of the CWALT, Inc., Alternative Loan Trust 2007-10CB, Mortgage Pass-Through Certificates, Series 2007-10CB, said mortgage dated January 22, 2007 and recorded in the Plymouth County Registry of Deeds in Book 34014, Page 9, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. acting solely as nominee for Gateway Funding Diversified Mortgage Services L.P. to The Bank of New York Mellon for the Certificateholders Alternative Loan Trust 2007-10CB, Mortgage Pass-Through Certificates, Series 2007-10CB by assignment dated November 2, 2009 and recorded with said Registry of Deeds in Book 37957, Page 138; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., to The Bank of New York Mellon f/k/a The Bank of New York as Trustee for the Certificateholders of CWALT, Inc., Alternative Loan Trust 2007-10CB, Mortgage Pass-Through Certificates, Series 2007-10CB by assignment dated February 29, 2012 and recorded with said Registry of Deeds in Book 41047, Page 276; said mortgage was assigned from The Bank of New York Mellon for the Certificateholders Alternative Loan Trust 2007-10CB, Mortgage Pass-Through Certificates, Series 2007-10CB to The Bank of New York Mellon, FKA the Bank of New York as Trustee for the Certificateholders of the CWALT, Inc., Alternative Loan Trust 2007-10CB, Mortgage Pass-Through Certificates, Series 2007-10CB by assignment dated May 23, 2023 and recorded with said Registry of Deeds in Book 57971, Page 270; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 19, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with buildings thereon now known and numbered as 27 Treetop Way, Plymouth County, Commonwealth of Massachusetts. Said premises are shown as Lot Numbered 32-2 on a plan of land entitled "Mountain Hill Estates Definitive Plan of Land in Plymouth, Mass." and dated December 23, 1986 revised February 24, 1987 and March 20, 1987, drawn by Norwood Engineering Co ., Inc. Consulting Engineers, and recorded in the Plymouth County Registry of Deeds, as Plan Number 348 of 1987.
Said premises containing 65,319 square feet, more or less, according to said plan.
Said premises are conveyed subject to and with the benefit of easements, restrictions, reservations and rights of way of record so far as the same are no in force and applicable.
For grantor's title see deed recorded with said Registry in Book 29737, Page 99.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
