NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 4 Nook Road, Plymouth, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Calderia, LLC to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for American Heritage Lending, LLC its successors and assigns and now held by Elizon Master Participation Trust I, U.S. Bank Trust National Association, as Owner Trustee, said mortgage dated December 22, 2023, and recorded in the Plymouth County Registry of Deeds in Book 58558, Page 121, as affected by an Assignment of Mortgage dated July 11, 2024, and recorded in the Plymouth County Registry of Deeds in Book 59078, Page 23, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 13, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land together with the buildings thereon situated on the Southeasterly side of Nook Road in Plymouth, Plymouth County, Massachusetts, containing 28,048 square feet as shown on a certain plan entitled: "Plan of Land in Plymouth, Mass. Owned by Roger N. and Caroline Bates, Scale 1" = 40' July 1, 1974, Lawrence E. Hughes, Inc. Registered Land Surveyors, Plymouth, Mass." duly recorded with Plymouth County Registry of Deeds as Plan No. 577 of 1974 in Plan Book 17, Page 1177, bounded and described as follows in accordance with said plan:
NORTHWESTERLY by said Nook Road, 154.48 feet;
NORTHEASTERLY by land now or formerly of Roger N. and Caroline M. Bates, 204.04 feet;
SOUTHEASTERLY by land now or formerly of Russell E. and Patricia Govoni and Nathan and Helen Kramer, 157.11 feet; and
SOUTHWESTERLY by land now or formerly of Alba N. Canevazzi, 159.91 feet.
For title reference, see deed dated April 21, 2023 and recorded in the Plymouth County Registry of Deeds at Book 57891, Page 12.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
