By virtue and in execution of the Power of Sale contained in a certain mortgage given by June M. Ackerman to Wells Fargo Home Mortgage, Inc., and now held by U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT, said mortgage dated January 23, 2004 and filed in the Barnstable County Registry District of the Land Court as Document No.: 956087 and noted on Certificate of Title No.: 104158,said mortgage was assigned from Wells Fargo Bank, N.A., successor by merger to Wells Fargo Home Mortgage, Inc. to The Secretary of Housing and Urban Development by assignment dated February 18, 2014 and filed with Barnstable County Registry District of the Land Court as Document No.: 1241786 and noted on Certificate of Title No.: 104158; said mortgage was assigned from Secretary of Housing and Urban Development to U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT by assignment dated October 25, 2019 and filed with Barnstable County Registry District of the Land Court as Document No.: 1387724 and noted on Certificate of Title No.: 104158; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 19, 2026 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in Marstons Mills, County of Barnstable, MA, located at 198 Old Mill Road, bounded and described as follows:
Southeasterly by the northwesterly line of Old Mill Road, one hundred and twenty-five (125');
Southwesterly by lot 279, one hundred sixty feet (160’);
Northwesterly by a portion of lots 290 and 291, one hundred and twenty-five feet (125’); and
Northeasterly by lot 277, one hundred and sixty feet (160').
Being the same premises described in Certificate No. 78848, Land Registration Book 639, Page 108, Barnstable County Land Court, and shown as lot 278 on Subdivision Plan 30751-E, dated Oct. 1969, drawn by Barnstable Survey Consultants, Inc., Surveyors, and filed at Barnstable County Land Court with Certificate No. 36923.
Said land is subject to and has the benefit of the rights and reservations set forth in Document No. 144445.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
