Premises: 848 Plain Street, Unit 8, Marshfield, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Pamala Ericson, individually to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for First Guaranty Mortgage Corporation dba goodmortgage.com its successors and assigns and now held by SERVIS ONE, INC DBA BSI FINANCIAL SERVICES, said mortgage dated June 24, 2022, and recorded in the Plymouth County Registry of Deeds in Book 56999, Page 308, as affected by an Assignment of Mortgage dated January 4, 2024, and recorded in the Plymouth County Registry of Deeds in Book 58616, Page 34, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 19, 2026 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF PLYMOUTH, CITY OF MARSHFIELD, STATE OF MASSCHUSETTS, AND IS DESCRIBED AS FOLLOWS:
THE DWELLING UNIT (THE UNIT) LOCATED IN MARSHFIELD, PLYMOUTH COUNTY, MASSACHUSETTS KNOWN AS UNIT NO. 8 IN BUILDING #2 (THE BUILDING) OF A CONDOMINIUM KNOWN AS OLDE STAGE STOP VILLAGE, PHASE 111, PURSUANT TO A MASTER DEED DATED APRIL 18, 1974, RECORDED WITH PLYMOUTH COUNTY REGISTRY OF DEEDS, BOOK 3979, PAGE 736, AS AMENDED BY AMENDMENT #1, DATED SEPTEMBER 16, 1974 RECORDED WITH SAID DEEDS IN BOOK 4021, PAGE 278, AND AMENDMENT #2, DATED SEPTEMBER 26, 1975 RECORDED IN SAID DEEDS IN BOOK 4110, PAGE 208 IN ACCORDANCE WITH SUBJECT TO THE PROVISIONS OF CHAPTER183A ON THE GENERAL LAWS OF THE COMMONWEALTH OF MASSACHUSETTS, TOGETHER WITH A 2.0656% UNDIVIDED INTEREST IN THE COMMON AREAS AND FACILITIES (THE COMMON ELEMENTS) AS DESCRIBED IN SAID MASTER DEED. THE UNIT IS SHOWN ON THE FLOOR PLANS OF THE BUILDING FILED SIMULTANEOUSLY WITH THE MASTER DEED IN SAID REGISTRY OF DEEDS AND ON THE COPY OF THE PORTION OF SAID PLANS RECORDED WITH THE FIRST DEED OUT (THE UNIT DEED) BOOK 3927, PAGE 162.
THE CONDOMINIUM IS COMPRISED OF THE LAND WITH THE BUILDING IMPROVEMENTS AND STRUCTURES THEREON, SHOWN ON A PLAN ENTITLED "PLAN OF OLDE STAGE STOP VILLAGE", DATED MARCH 5, 1974, PREPARED BY STENBECK & TAYLOR, INC., ENGINEERS, FILED WITH SAID DEEDS AS PLAN NO. 317 OF 1974.

THE UNIT IS CONVEYED SUBJECT TO AND WITH THE BENEFIT OF AN EASEMENT OF ENCROACHMENT IN THE EVENT THAT THE SAID UNIT ENCROACHES UPON ANY OTHER UNIT OR UPON ANY PORTION OF THE COMMON ELEMENTS OR IN THE EVENT THAT ANY OTHER UNIT OF THE COMMON ELEMENTS ENCROACH UPON SAID UNIT, AS A RESULT OF THE CONSTRUCTION OF THE BUILDING OR AS A RESULT OF THE SETTLING OR SHIFTING OF THE BUILDING TO THE EXTENT OF SAID ENCROACHMENT. Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
