vs.
MARCO ANTONIO VAZQUEZ and JANE DOES VAZQUEZ, husband and wife; UNKNOWN HEIRS AND DEVISEES OF EACH OF THE NAMED DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 9th day of January, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 1st day of May, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Marco Antonio Vazquez, as follows:
The amount of the Judgment was $7,023.31 plus interest on the unpaid principal balance at the rate of 15.00%, and on the attorneys’ fees and costs at the rate of 8.50%, per annum from the date of Judgment; Interest accrues at the rate of $2.09 per day as to the total judgment (principal and the attorneys’ fees and costs). As of October 31, 2025, total interest accrued is $319.77; Post Judgment attorneys’ fees and costs incurred to date total $3,106.10; and Unpaid Assessment imposed post Judgment total $191.40 and accrue quarterly; Unpaid late fees on assessments incurred post Judgment total $15.00; Taking into consideration payments made subsequent to the entry of Judgment in the total amount of $0.00 to date, costs to date, accrued interest to date, and further unpaid assessments, the total amount due on that Judgment is $10,655.58, plus accruing interest, assessments, late charges, attorneys’ fees and costs; plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to wit:
LOT 76, of DIAMOND RIDGE PLACE, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA, RECORDED IN BOOK 598 OF MAPS, PAGE 4, OF OFFICIAL RECORDS.
AKA: 12364 W. Yuma St. Avondale, AZ 85323.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 12th day of March 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
