You are hereby notified that on February 11, 2026, in the foreclosure matter wherein KATHERYN JIMENEZ is Plaintiff and BENJAMIN CLARK is defendant, pending in the Superior Court of New Jersey, Chancery Division, Camden County, Docket No. F-008560-23, for the foreclosure of a tax sale certificate against real property known as Block 984, Lot 41, 2918 Thompson Street, City of Camden, Camden County, an Order was entered fixing the amount required to redeem the premises for Tax Sale Certificate number 32964 at $213,152.61, plus taxed costs of $455.00, which includes the amount due on said tax sale certificate and subsequent taxes and interest as of April 14, 2025, and that April 13, 2026, between the hours of 9:00am and 4:00pm, at the office of the Tax Collector of the City of Camden, 520 Market Street, City Hall Room 117, Camden, New Jersey, 08102, is fixed as the time and place for the redemption of said premises, when and where the defendants shall pay to the Tax Collector the aforesaid amount required to redeem the premises, and if said payment is made the defendants who redeem shall be entitled to possession of said land and premises and to Tax Sale Certificate 32964 duly endorsed for cancellation. It was further ordered that in default of the said defendants paying to the Tax Collector of the City of Camden and the plaintiff, the said sum, interest and costs aforesaid, the said defendants stand absolutely debarred and foreclosed of and from all right and equity of redemption on, in and to said lands and premises and every part thereof, and the plaintiff shall have an absolute and indefeasible interest of inheritance in fee simple to said lands and premises. Anything to the contrary notwithstanding, redemption shall be permitted up until the entry of final judgment including the whole of the last date upon which judgment is entered.
OWNERS, YOU HAVE A RIGHT TO DEMAND A JUDICIAL (SHERIFF'S) SALE AS IN THE MANNER OF THE FORECLOSURE OF A MORTGAGE, OR AN INTERNET AUCTION BY THE OFFICE OF THE COUNTY SHERIFF. YOU SHALL HAVE THAT RIGHT UNTIL THE DAY BEFORE THE FINAL JUDGMENT IS ENTERED. IN ORDER TO PRESERVE THIS RIGHT, YOU MUST NOTIFY THE SUPERIOR COURT OF NEW JERSEY, IN WRITING, OF YOUR DEMAND FOR A JUDICIAL (SHERIFF'S) SALE. IF YOU DEMAND A JUDICIAL (SHERIFF'S) SALE WITHIN THE TIME ALLOWED, THE SUPERIOR COURT SHALL ORDER THE ENTRY OF A FINAL JUDGMENT AND A WRIT OF EXECUTION DIRECTING THAT THE PROPERTY BE SOLD AT A JUDICIAL (SHERIFF'S ) SALE. IF NO TIMELY DEMAND IS MADE FOR A JUDICIAL (SHERIFF'S) SALE AS SET FORTH ABOVE, THE FORECLOSURE ACTION SHALL PROCEED WITHOUT A JUDICIAL (SHERIFF'S) SALE OR INTERNET AUCTION.Jason N.
