SUBSTITUTE TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 5th day of May, 2022, GolfSuites Madison, LLC executed a Deed of Trust to Caleb D. Trotter as Trustee for the benefit of R2R Capital - GolfSuites Madison Lender, LLC, said Deed of Trust was recorded on the 10th day of May, 2022, and is recorded as Document no.: 956552 in Book 4206 at page 640 in the records of such documents with the Chancery Clerk of Madison County, Mississippi; and
WHEREAS, on the 19th day of November, 2025, the holder and beneficiary under said Deed of Trust assigned said Deed of Trust recorded in Book 4206 at page 640 unto PHC GolfSuites Lender, LLC by a document entitled Assignment of Deed of Trust filed on December 5, 2025, and recorded in Book 4626 at page 559 in the office of the Chancery Clerk of Madison County, Mississippi; and
WHEREAS, under the terms and conditions of said Deed of Trust, the beneficiary or any subsequent holder of the note secured by said Deed of Trust is authorized and empowered to appoint and substitute another Trustee in the place and stead of the Trustee named therein, at any time in writing, duly signed and acknowledged and recorded in the county where the premises are located; and
WHEREAS, PHC GolfSuites Lender, LLC , the holder of the note secured by the aforesaid Deed of Trust, substituted Richard M. Lingle of 1400 Lakeover Road, Ste. 110, Jackson, Mississippi 39213 in the place and stead of the said Caleb D. Trotter originally named a Trustee in the aforesaid Deed of Trust by a document entitled Substitution of Trustee dated December 9, 2025 and filed on December 9, 2025 and recorded in Book 4627 at page 462 of the records of the Chancery Clerk of Madison County, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, PHC GolfSuites Lender, LLC, having requested the undersigned Substitute Trustee to execute the trust and said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Substitute Trustee's fees, and expenses of sale; and
NOW, THEREFORE, I, Richard M. Lingle, Substitute Trustee in said Deed of Trust, will on the 27th day of March, 2026, offer for sale and sell during the legal hours (between 11:00 a.m. and 4:00 p.m.) at the main front door of the Madison County Courthouse, 128 W. North Street, Canton, Mississippi, at public outcry, to the highest and best bidder for cash, the following described real property, together with the appurtenances and improvements thereon belonging, or in any way appertaining, lying and being situated in Madison County, Mississippi, and being more particularly described as follows, to-wit:
