NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 475 School Street, Winchendon, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Michael J Gould to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for First Magnus Financial Corporation, an Arizona Corporation its successors and assigns and now held by U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust, said mortgage dated October 27, 2006, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 40161, Page 82, as affected by a Loan Modification Agreement dated July 1, 2022, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 68245, Page 176, as affected by an Assignment of Mortgage dated June 28, 2022, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 67824, Page 17, as affected by an Assignment of Mortgage dated February 3, 2025, and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 71604, Page 231, as affected by a Judgment Order for Reformation of Mortgage dated January 14, 2026 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 73152, Page 21, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 27, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land in said Winchendon, with the buildings thereon, bounded and described as follows:
Parcel A.
Beginning at the most westerly corner thereof, at a point in the southwesterly line of a discontinued section of the State Layout of School Street, now a town road, at the most northerly corner of other land of Michael J. & Wendy J. Gould, the grantors herein, and also being the most easterly corner of land of Elaine L. Frantz:
THENCE N 49°24'14" E 27.53 feet;
THENCE S 59°05'52" E, 40.97 feet;
THENCE S 35°16'01" E, 50.02 feet;
THENCE S 30°19'01" E, 40.60 feet;
THENCE S 23° 30'11" E, 41.79 feet;
THENCE S 08°30'10" E, 29.47 feet;
THENCE S 54°02'07" W., 30.55 feet
To a point on the southwesterly line of the aforementioned discontinued section of the State Layout of School Street, at a corner of land the aforementioned Gould and being the corner between the herein described lot "1" and the most northerly corner of Lot "2" as shown on a plan hereinafter referred to, the preceding seven coursed being in said street;
THENCE northwesterly by a curve to the left, having a radius of 317.65 feet by said street line and said Gould land, 196.47 feet to a corner of land of the aforementioned Frantz and the point of beginning.
Containing 6,522 square feet.
Being shown as Lot "1" on a plan entitled "Plan of Land Exchanged between Town of Winchendon and Michael J. & Wendy J. Gloud, Winchendon, MA, Scale: 1 inch = 20ft., January 28, 1987, Brian M. Szoc, R.L. Surveyor, 32 Pleasant Street, Gardner, MA 01440" to be recorded herewith Worcester District Registry of Deeds in Plan Book 371, Plan 43.
Being the same premises to the Grantors by Deed of Town of Winchendon, dated February 2, 1987 and recorded at said Registry at Book 10216, Page 313.
Parcel B
COMMENCING at a point on the Easterly line of the State Road leading from said Winchendon to State line, New Hampshire, at the intersection of the old road formerly travelled in the same direction before the said State Road was reconstructed, near what is known as Curve Inn; thence
Following the Westerly line of said old road in its course in a circular direction as the said old road now runs to the said Easterly side of said State Road; thence
SOUTHERLY following the Easterly line of said State Road about three hundred sixty (360) feet, more or less, to the place of beginning.
Saide lot comprises nearly a half circle formed by starting on the old road and back to the State Road in a circular shape, and the distance of said circle from said State Road to said State Road is about four hundred ten (410) feet, and on-half the diameter of said circle, that is from said West line of said old road to the East line of said State Road, is about sixty (60) feet, more or less.
There is excluded from this conveyance any part of the above described premises which may be included in the conveyance from Selinda Russell, Administratrix of the Estate of Charles W. Russell to Charles L. Russell, dated November 22, 1940, and recorded in Worcester District Registry of Deeds, Book 2799, Page 571.
The above described premises are also conveyed subject to Takings by the Commonwealth of Massachusetts for relocation of State Highway and rights of Culvert over Southwesterly side of highway as recited in Book 2447, Page 244.
Also excepting the portion of the above described premises shown on Lot "2" on said plan recorded at Plan Book 571, Page 43, and conveyed to the Town of Winchendon in deed dated February 2, 1987 and recorded at said Registry District at Book 10216, Page 316.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
