LEGAL NOTICE
The Horsham Township Zoning Hearing Board will meet for a regular meeting on Tuesday, March 10, 2026, at 7:00PM, in the Horsham Township Building, located at 1025 Horsham Road, to consider the following application and any other business properly presented before the Board:
HTZHB 26-04 VIJAY K. KOLLURI AND PRANAVI S. CHEEKIREDDY Applicants propose to install a 6-foot high black aluminum fence within the required front yard of the property, which is a corner lot (fronting on Oak Ridge Drive and Senaca Lane), located at 8 Seneca Lane in the R-1 Residential District. In order to facilitate the proposed fence, Applicants seek variance relief from Article IV, Section 230-13(A) of the Horsham Township Zoning Ordinance, as amended, relating to maximum permitted fence height in the minimum required front yards in the Township. Applicants’ requested variance relief, if granted, will permit the proposed 6-foot high fence within the Property’s Oak Ridge Drive 60-foot minimum required front yard, where the maximum height for such a fence in that location is 4 feet.
HTZHB 26-05 JOHN DETWILER AND JULIA L. W. DETWILER Applicants propose to install a 144 square-foot (12FT x12FT) gazebo upon a 196-sqaure foot (14FTx14FT) concrete pad on the property located at 217 Hill Avenue in the R-4 Residential District. In order to facilitate the proposed improvement, Applicants seek variance relief from Article X, Section 230-64(D) of the Horsham Township Zoning Ordinance, as amended, relating to the R-4’s maximum lot coverage requirement. Applicants’ requested variance relief, if granted, will permit a total lot coverage of 33.8%, where 32.3% currently exists, and a maximum of 25% is permitted in the R-4 District.
HTZHB 26-06 VV900 BUSINESS LLC Applicants propose to lease to Colonial Marble & Granite the 69,576 square-foot office building on the property, which is located at 900 Business Center Drive, further identified as Parcel Number 36-00-03559-50-9, in the BPD Business Park District, for certain retail sales in association with its indoor stone fabrication and custom manufacturing business. In order to facilitate the proposed use on the property, Applicant seeks special exception relief from Section 230-258(D)(2) of the Horsham Township Zoning Ordinance, as amended, permitting retail sales as an accessory use to the proposed light manufacturing use within the BPD District by special exception. Applicants’ requested special exception relief, if granted, will permit the proposed retail sales use accessory to the proposed light manufacturing use on the property.
