NOTICE OF SALE NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE Premises: 26 Danforth Street, Unit 26, Framingham, MA 01701 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Robert Smith to Mortgage Electronic Registration Systems, Inc., as nominee for GN Mortgage, LLC, dated December 20, 2004, and registered with the Middlesex County (Southern District) Registry District of the Land Court as Document No. 1360142, as noted on Certificate of Title No. U15323, of which mortgage the undersigned is the present holder by assignment of mortgage from Mortgage Electronic Registration Systems, Inc. to JPMorgan Chase Bank, NA, dated January 11, 2012, and registered with said Registry as Document No. 1589616, as noted on Certificate of Title No. U15323, and by assignment of mortgage from JPMorgan Chase Bank, NA to Federal National Mortgage Association, dated March 18, 2015, and registered with said Registry as Document No. 1705958, as noted on Certificate of Title No. U15323, and by assignment of mortgage from Federal National Mortgage Association to U.S. Bank Trust N.A., as Trustee for LSF10 Master Participation Trust, dated August 31, 2018, and registered with said Registry as Document No. 1798835, as noted on Certificate of Title No. U15323 for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold by Public Auction at 10 o’clock A.M. on the 18th day of March, 2026 at the mortgaged premises located at 26 Danforth Street, Unit 26, Framingham, Middlesex County, Massachusetts, all and singular the premises described in said mortgage, To wit:
That certain condominium unit situated in Framingham, Middlesex County, Massachusetts, described as follows: Unit No. 26 as described in the Master Condominium Certificate of Title No. C-162 and in the Master Deed, Document No. 749178 and indicated on Condominium Plan No. 38578. Together with an undivided fractional interest (14.15%) in the common area as set forth in the Master Condominium Certificate and Master Deed and as they may be or have been lawfully amended under the provisions of said chapter 183A. Subject to and with the benefit of all easements as set forth in said Master Condominium Certificate and Master Deed. This Unit is intended for residential purposes only.
For Grantor’s Title see deed dated December 17, 2002 and recorded with the Middlesex Registry of Deeds Registered Land Division Document No. 1245255 Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
