By virtue of Execution #2482CV00025 issued by the Norfolk Superior Court, wherein, Bay State PM, Inc., dba Bay State Property Management is named Judgment Creditor(s) and Lamour Community Health Institute, Inc. is named Judgment Debtor(s), on the 4th day of June in the year 2025, having levied upon seized and taken all the right, title and interest which the said Lamour Community Health Institute, Inc. had in and to the lands in the Town of Braintree hereinafter described in Document#: 1,553,552,Certificate of Title#207744 at the Land Court Division of the Norfolk County Registry of Deeds as follows:

STJ FORBES EQUITY PAR'INERS, LLC, a Delaware limited liability company (“Grantor”), with an address of c/o KS Partners, LLC, 150 East 58th Street, 21st Floor; New York, New York 10155, for consideration paid of Four Million One Hundred Fifty Thousand Dollars and 00/100 ($4,150,000.00), grants to LAMOUR COMMUNITY HEALTH INSTITUTE, INC, a Massachusetts non-profit corporation, with an address at 44 Diauto Drive, Randolph, Massachusetts 02368 ("Grantee").
WITH QUITCLAIM COVENANTS
all of that certain parcel of land with the buildings thereon situated at 161 Forbes Road, in the Town of Braintree, County of Norfolk, Commonwealth of Massachusetts, and being more particularly described on Exhibit A attached hereto and made a part hereof.
Being a portion of the premises conveyed to Grantor by Deed from WBF Braintree Equity Partners, LLC dated March 1, 2011 and recorded with the Norfolk County Registry of Deeds on March 31, 2022 in Book 28706, Page 505 and filed with the Norfolk County Registry of Deeds, Land Registration Division as Document No. 1,223,607 on Certificate of Title No. 182110.
The premises are conveyed subject to, and with the benefit of, any and all rights, easements, reservations and restrictions of record, to the extent the same are now in force and applicable.
The Grantor herein, STJ Forbes Equity Partners; LLC, is not classified as a corporation for federal tax purposes for the current taxable year.
And further on the 4th day of June in the year 2025, having levied upon seized and taken all the right, title and interest which the said Lamour Community Health Institute, Inc. had in and to the lands in the Town of Braintree hereinafter described in Book: 42441 Page: 128 at the Norfolk County Registry of Deeds as follows:

Tract I:
The land with the buildings thereon situated on and off Forbes Road, Grandview Drive and Partridge Hill Road, in Braintree, County of Norfolk, Commonwealth of Massachusetts, on the southeasterly side of Route 128, and being shown as Lots, 8 end 9 on Land Court Plan 11973H (Sheet 1), a copy of a portion of which is filed with the Norfolk County Registry District of the Land Court on Certificate of1itle No. 70839.
Tract II:
The unregistered land with the buildings thereon adjacent to Tract I situated Northerly on Forbes Road and Lot 9 on Land Court Plan 119738 (Sheet I), in Braintree, County of Norfolk. Commonwealth of Massachusetts as shown the lot containing 19,210+/- square feet on a plan entitled, "Subdivision Plan of Land in Braintree, Mass." dated April 12, 1985, prepared by Boston Survey Consultants, and recorded with the Norfolk County Registry of Deeds as Plan No. 266 of 1986 in Plan Book 333, to which plan reference is hereby made for a more particular description.
Excepting and excluding therefrom so much thereof as has been taken by the Commonwealth of Massachusetts and the Town of Braintree.
Subject to, and with the benefit of, the easement rights as set forth in the following instruments:
a. Retained Easements Agreement dated June 12, 2007 and filed with said Registry District of the Land Court as Document No. 1131295 and recorded with said Registry in Book 24893, Page 385.
b. Billboard Easement as set forth in a Deed dated June 12, 2007 and filed with said Registry District of the Land Court as Document No. 1131294 and recorded with said Registry in Book 24893, Page 372.
c. Lot 39 Parking Easement Agreement dated June 12, 2007 and filed with said Registry District of the Land Court as Document No. 1131297 and recorded with the Registry in Book 24983, Page 492.
d. Agreement and Grant of Easement dated April 24, 1998 and filed with said Registry District of the Land Court as Document No. 792012.
For Grantor's title, see Deed from WBF Braintree Equity Partners, LLC dated March 1, 2011 and recorded with the Norfolk County Registry of Deeds on March 31, 2011 in Book 28706, Page 505 and filed with the Norfolk County Registry of Deeds, Land Registration Division as Document No. 1,233,607 on Certificate of Title No. 182110.
On 3/25/2026 at 1:00 PM at the Deputy Sheriff's Office located at 1255 Hancock Street, Quincy, MA 02169 I will sell said right, title and interest at public auction, for cash, to the highest bidder, together with all costs and fees thereon. Said sale of land subject to any and all encumbrances of record.
NOTICE REGARDING ON-SITE SEWAGE DISPOSAL SYSTEMS
You are hereby notified that Massachusetts Regulations (Title 5 Regulations) require an inspection of on-site sewage disposal systems when there is a transfer of title to real estate. Any purchaser or transferee of real estate served by an on-site sewage disposal system is obligated to inspect, and if necessary, to upgrade a system in accordance with the provisions of Code of Massachusetts Regulations (CMR). You are hereby referred to 310 CMR 15.300-15.305 for time periods to do so and other requirements.
The office of the Deputy Sheriff has no information about whether the real estate in question is served by an on-site sewage disposal system.
