Project Management Services
for New High School Construction
1. INTRODUCTION
The Greenwood Leflore Consolidated School District is soliciting proposals from qualified and experienced Project Management firms or individuals to oversee the planning, coordination, and execution of the construction of our new high school facility. The selected Project Manager will serve as the district's representative throughout the design, construction, and closeout phases.
2. PROJECT OVERVIEW
The new high school will be located on the school district's property on Cypress Avenue. The project is expected to include:
• Site development & Construction
• Academic classrooms
• Science and technology labs
• Athletic facilities
• Administrative offices
• Cafeteria and common spaces
Estimated project timeline: February 2026 — August 2027 Estimated construction budget: $44,000,000
3. SCOPE OF SERVICES
The Project Manager will be responsible for providing comprehensive project oversight, including but not limited to:
• Pre-Construction
• Assist with finalizing design documents
• Develop project schedules and cost estimates
• Coordinate with architects, engineers, and consultants
• Facilitate permitting and regulatory compliance
• Review all invoices
• Construction Phase
Oversee contractor performance and adherence to plans
• Conduct regular site visits and progress meetings
• Monitor budget, schedule, and quality control
• Review and approve pay applications and change orders
• Provide monthly progress reports to the district
• Review all invoices
• Post-Construction
• Manage project closeout and completion
• Ensure delivery of documents
• Support transition activities
• Review all invoices
4.PROPOSAL REQUIREMENTS
Proposals must include the following information:
A. Firm/Individual Background
• Legal name and address
• Primary contact information
• Overview of firm or individual qualifications
• Description of relevant experience with K-12 or similar public construction projects
B. Project Team
• Names, roles, and résumés of key personnel
• Description of team structure and responsibilities
C. Project Approach
• Proposed methodology for managing schedule, budget, and quality
• Communication plan with district leadership
• Risk management strategy
D. REFERENCES
Provide at least three (3) references from similar projects completed. Include:
• Client name and contact information
• Project description
• Project budget and timeline
• Role performed
E. FEE PROPOSAL
Submit a detailed bid amount, including:
• Total proposed fee
• Breakdown of costs (hourly rates, reimbursables, etc.)
F. REQUIRED DOCUMENTATION
• Proof of insurance (general liability, professional liability, etc.)
• Licenses or certifications required by state/local regulations
• Statement of financial stability
5. EVALUATION CRITERIA
Proposals will be evaluated based on the following factors:
