In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction on the 19th day of March 2026 at 10:30 am to be held Online at Realauction.com. In the event of a no sale for lack of bidders, there shall be a provisional second sale date which shall be held on the 2nd day of April, 2026 at 10:30 am under ORC 2329.52(B) the following described real estate, to wit:
The parcel herein described is known as being part of the same lands conveyed to Christine Mack as described in Instrument No. 201804050006445 (Property 1) and is situated in the City of Newark and is better known as being part of Lots 3 & 4 (Renumbered Lots 190 and 191 in Deed Volume 52 Page 13) in the Charles Miller's Addition (Plat Book 2 Page 129) to the City of Newark in the U.S. Military Lands of Licking County, Ohio and is better described as follows:
Beginning for a reference at a set 5/8" iron pin at the Northeast Corner of Lot 4 (Renumbered Lot 191) in the Charles Miller's Addition (P.B. 2 Pg. 129) at the intersection of the west line of Morris Street (60' R/W) and the South line of Conrad Avenue (an alley -16.5' R/W);
Thence, with the west line of the said Morris Street and the east line of the said Lot 191, South 1 degrees 56 minutes 33 seconds East, 39.94 feet to an existing 5/8" iron pin;
Thence, leaving the said road and with the north line of Misty Knecht & Jeremy Noltz (Instr. No. 201905030008422), South 87 degrees 22 minutes 03 seconds West, 98.78 feet to an existing 5/8" iron pin;
Thence, with the east line of the Thomas J. Evans Foundation (Instr. No. 201911040024212), North 1 degrees 38 minutes 22 seconds West, 39.94 feet to an existing 5/8" iron pin on the south line of Conrad Avenue ( an alley 16.5' R/W);
Thence, with the south line of the said alley, North 87 degrees 22 minutes 03 seconds East, 98.57 feet to the point of beginning.
Containing 0.090 Acres, of which, 0.014 acres are in Lot 190, 0.076 acres are in Lot 191 and being subject to all legal roads, easements and restrictions of record.
"Bearings are based on the Ohio State Plane Coordinate System, Ohio South Zone, NAD83 (CORS), as established using GPS Observations processed against the Ohio CORS network, with the south line of Conard Avenue (Alley) as bearing North 87 degrees 22 minutes 03 seconds East, and are used to denote angles only".
All iron pin set are 5/8" x 30" Rebar with a 2" Aluminum ID Cap stamped "Boeshart S-6512". I, Paul J. Boeshart, hereby certify that the above description represents a true and correct survey and all measurements were made under my direct supervision in accordance with Chapter 4733-37 of the Ohio Administration Code in January, 2021.
