In execution of the Deed of Trust dated April 22, 2022, and recorded as Instrument No. 202201705 of the PETERSBURG CITY land records, the undersigned Substitute Trustee will offer for sale at public auction at the PETERSBURG CITY CIRCUIT COURT, 7 Courthouse Ave, Petersburg, VA 23803, outside the courthouse steps, on April 3, 2026 at 4:30 PM, the following property:
ALL those certain lots, pieces or parcels of land, with the improvements thereon, lying, being and situate in the City of Petersburg, Virginia (formerly situated in Dinwiddie County, Virginia) and known, number and designated on the plat of Indiana Addition made by D. F. LaPrade, Surveyor, dated April 2, 1910, as Lot No. Twenty-six (26) and e eastern twelve (12) feet of lot No. Twenty-four, contiguous and adjoining Lot No. Twenty-six (26) in Block No. 1, said plat of Indiana Addition being duly recorded in the Clerk's Office of the Circuit Court of Dinwiddie County, Virginia in Plat Book 1, page 19; said lots have an aggregate frontage of 52 feet on the north side of Oakdale Avenue and extend back between parallel lines 140.4 feet to an alley; said property being known by current city number 1431 Oakdale Avenue.

The property and improvements will be sold in "as is" physical condition without warranty of any kind.
TERMS OF SALE: A non-refundable bidder's deposit of the lesser of $5,000.00 or 10% of the sale price, by cashier's or certified check required at time of sale except for the party secured by the Deed of Trust. Risk of loss on purchaser from date and time of auction. Balance of the purchase price must be paid by cashier's check within 14 days from sale date. Except for Virginia Grantor tax, all settlement costs and expenses are purchaser's responsibility. Taxes are pro-rated to the date of sale. Purchaser is responsible for obtaining possession of the property. If purchaser defaults, deposit may be forfeited and property resold at the risk and cost of the defaulting purchaser who shall be liable for any deficiency in the purchase price and all costs, expenses and attorney’s fees of both sales. If Trustee doesn't convey title for any reason, purchaser's sole remedy is return of deposit without interest. This sale is subject to post-sale audit of the status of the loan secured by the Deed of Trust including but not limited to determining whether prior to sale a forbearance, repayment or other agreement was entered into or the loan was reinstated or paid off; in any such event this sale shall be null and void and purchaser’s sole remedy shall be return of deposit without interest.
This notice is an attempt to collect a debt and any information obtained will be used for that purpose.
