By virtue and in execution of the Power of Sale contained in a certain mortgage given by Herman Watson to Option One Mortgage Corporation, and now held by Wells Fargo Bank, National Association as Trustee for Soundview Home Loan Trust 2007-OPT5, Asset-Backed Certificates, Series 2007-OPT5, said mortgage dated July 25, 2007 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 41572, Page 294, said mortgage was assigned from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, N.A. as Trustee for Soundview Home Loan Trust 2007-OPT5, Asset-Backed Certificates, Series 2007-OPT5 by assignment dated October 26, 2012 and recorded with said Registry of Deeds in Book 50003, Page 267; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on March 26, 2026 at 02:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
PARCEL ONE
A certain tract of land with buildings thereon situated in said Worcester at the corner of Rodney and Vinson Streets and bounded and described as follows, to wit; BEGINNING at the point of intersection of the easterly line of said Rodney Street with the northerly line of said Vinson Street, said point being two hundred and eighty (280) feet northerly from a stone monument at the northwesterly corner of land now or formerly of Frank Blair or Belair; thence easterly at a right angle with said easterly line of Rodney Street by said northerly line of Vinson Street, eighty-five (85) feet to land now or formerly of Estus E. Divoll; thence northerly by said land of Estus E. Divoll in a line parallel with said line of Rodney Street fifty (50) feet to a point; thence westerly, eighty- five (85) feet to said easterly line of Rodney Street; thence southerly by said line of Rodney Street fifty (50) feet to the place of beginning.
PARCEL TWO
About 4,000 square feet of land situated on the easterly side of said Rodney Street in Worcester, MA., more particularly bounded and described as follows; BEGINNING at a point on the easterly line of Rodney Street said point being fifty (50) feet more or less northerly from the intersection of the easterly line of Rodney Street and the northerly line of Vinson Street; Thence running northerly by the easterly line of Rodney Street fifty (50) feet more or less to land now or formerly of one Pasanen; thence turning and running easterly by said Pasanen land eighty(80) feet more or less to a point; thence running southerly by land now or formerly of one O'Leary fifty (50) feet more or less to a point; thence turning and running westerly eighty (80) feet more or less by other and of grantor to the place of beginning.
Being the same premises conveyed to this mortgagor by deed recorded in Book 25165, Page 3.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated October 4, 2001 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 25165, Page 3.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
