NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Stephen Gehm, Karen E. Gehm to Mortgage Electronic Registration Systems, Inc., as nominee for Mortgage Master, Inc., dated July 13, 2007 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 41507, Page 237, of which mortgage the undersigned is the present holder, by assignment from:

for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 2:00 PM on March 30, 2026, on the mortgaged premises located at 14 Briar Drive, Milford, Worcester County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
Parcel One:
A certain parcel of land, together with the buildings thereon, shown as Lot No. 84 on a Plan of Land known as Rocky Wood I, formerly known as "Buttonwood", Subdivision of Land in Milford, MA. property of Sarkisian Realty Trust, Scale: 1"=100 fee, July 31, 1973, Gerrier & Halnon, Inc., Engineering and Land Surveying, 85 South Bow Street, Milford, MA., recorded with the Worcester District Registry of Deeds in Plan Book 390, Plan 52, being more particularly bounded on said plan as follows:
Northeasterly: by Lot #85, 150.00 feet;
Southeasterly: by Lots #88 #89 and #90, 104.00 feet;
Southwesterly: by Lot #83, 150 feet; and
Northwesterly: by the southeasterly side of Briar Drive, 104.00 feet.
Containing, according to said plan, 15,600 square feet, more or less.
Said premises are conveyed together with the light to use in common with others legally entitled thereto, the private ways known as Tanglewood Drive, Wood Hill Road and Briar Drive leading from the above-described premises to that portion of Purchase Street, which is a public way, for all purposes for which streets and ways are commonly used in the Town of Milford, but specifically limiting said rights of way to so much of Tanglewood Drive, Wood Hill road and Briar Drive which are located between the granted premises and said Purchase Street.
The aforesaid premises are conveyed subject to an easement to the Massachusetts Electric Company recorded with Worcester District Registry of Deeds in Book 5567, Page 21, also subject to Protective Covenants recorded with said Deeds, Book 5750, page 64.
Excepting therefrom so much of the granted premises as conveyed by these Grantors to Ann J. Sarkisian, Trustee of S.J.A. Realty Trust, u/d/t dated May 24, 1973, recorded with said Worcester Deeds in Book 5341, Page 110, said deed dated February 21, 1980 and recorded with said Worcester Deeds in book 6933, Page 313, consisting of 479 square feet of land, more or less, and shown as Parcel "Y" on a plan of land in Milford, Mass., dated February 15, 1980, Guerriere & Halnon, Inc., Engineering and Land Surveying, 326 West Street, Milford, Mass., said Plan filed with the said Worcester Deeds in Plan Book; 473, Plan 17.

Parcel Two:
A certain parcel of land located off of the Southerly side of Briar Drive in said Milford. Said parcel of land being shown as Parcel "X" on a plan of land in Milford, Mass., dated February 15, 1980, Guerriere & Halnon, Inc., Engineering and Land said Worcester Deeds in Plan Book 473, Plan 17.
Said Parcel "X' contains 479 square feet of land, more or less, according to said plan.
Conveyed subject to Protective Covenants recorded with said Worcester Deeds in Book 5750, Page 64.
Subject to a first mortgage dated July 13, 2007 and recorded in the Worcester County (Worcester District) Registry of Deeds at Book 41507, Page 224 in the original principal amount of $304,000.00.
For mortgagor's(s') title see deed recorded with Worcester County (Worcester District) Registry of Deeds in Book 33858, Page 70.
These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Fifteen Thousand ($15,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
