Asmyra Construction applied to the Zoning Board seeking the following relief from the requirements of the Worcester Zoning Ordinance (ZB-2026-024):
Amendment to:
Special Permit: To allow a multi-family low rise dwelling in an RL-7 zone (Article IV, Section 2, Table 7.A.2)
Variance: For relief from the maximum height dimensional requirement for a multi-family low-4.1, Residential Use #11)
Presently on the premises is a wooded lot. The property is split zoned between the BL-1.0 (Business, Limited) and the RL-7 (Residence, Limited) zoning districts. The applicant was previously approved by the board to construct a ±3-story multi-family, low-rise dwelling with ±40 units atop a drive-under parking facility and a surface parking lot with a total of 80 parking spaces across both parking areas (ZB-2025-095). The applicant seeks to amend the prior approval to reflect that the low-rise multi-family dwelling is in fact located partially within the RL-7 zoning district (as the zoning district boundary was shown erroneously on the plans), while no changes are proposed to the actual project.
A public hearing on the application will be held on Monday, March 16, 2026, at 5:30 PM in the Levi Lincoln Chamber, 3rd floor of the City Hall, 455 Main Street, Worcester, MA.
