NOTICE OF HEARING
TO WHOM IT MAY CONCERN:
In compliance with the pertinent provisions of the Hopewell Township Zoning and Land Development Ordinance and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by the undersigned with the Hopewell Township Land Use Board for preliminary and final major subdivision approval and variance relief pursuant to N.J.S.A. 40:55D-70c. Specifically, the Applicant seeks variance relief for minimum lot area and minimum lot width requirements applicable to three lots proposed to contain stormwater management facilities, as well as any additional variances, waivers, or other relief that the Board may determine to be necessary in the exercise of its jurisdiction and discretion, without the need for further public notice. The application proposes the development of the approximately 65-acre tract with forty-nine (49) single-family residential dwellings on individual lots of record. Associated site improvements are also proposed, including but not limited to lighting, landscaping, roadway and parking improvements, and stormwater management infrastructure. In addition, the Applicant proposes the creation of an approximately 2.34-acre lot for the preservation of the portion of the property locally known as Indian Hill.
The proposed plan of development described above concerns property located generally along Sewall Road, on the properties designated as Block 33, Lots 1, 2, and 3 on the Township of Hopewell Municipal Tax Map.
Public hearing on the above-mentioned application has been scheduled for March 18, 2026 at 7:00 p.m. located at the Hopewell Township Municipal Building 590 Shiloh Pike, Bridgeton, New Jersey at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard.
All documents relating to this application may be inspected by the public during regular business hours in the office of the Secretary to the Land Use Board at the Hopewell Township Municipal Building, 590 Shiloh Pike, Bridgeton, New Jersey by contacting the Board Secretary at (856) 455-1230 x-118, or by requesting a copy of same by directing an email to the Land Use Board Secretary at clerk@hopewelltwpnj.com. Please take further notice that the Board may, in its discretion, adjourn, postpone or continue said hearing from time to time and you are hereby notified that you should make diligent inquiry of the Land Use Board Secretary's office concerning such adjournments, postponements or continuations.
