In pursuance of an Order of Sale in the above-entitled action, I will offer for sale at public auction, on the “Official Public Sheriff’s Sale Website,” https://muskingum.sheriffsaleauction.ohio.gov,* on April 2, 2026, at 10:00 a.m. with a provisional second sale date on April 23, 2026, at the same time and place the following described real estate, situate in the County of Muskingum, and State of Ohio to-wit:

Said premises appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount at the initial sale. This appraisal may not include the interior of any structures on the premises. Neither the Sheriff’s Office nor any affiliates have access to the inside of said property. There will be no minimum bid at the provisional second sale.
ALL SHERIFF’S SALES OPERATE UNDER THE DOCTRINE OF CAVEAT EMPTOR. THE PROSPECTIVE PURCHASERS ARE URGED TO CHECK FOR LIENS IN THE OFFICES OF THE MUSKINGUM COUNTY RECORDER AND THE MUSKINGUM COUNTY CLERK OF COURTS. THE MUSKINGUM COUNTY SHERIFF MAKES NO GUARANTEE AS TO THE STATUS OF TITLE PRIOR TO SALE.
TERMS OF SALE: The deposit required is $5,000.00. Deposit must be on account with REALAUCTION five days prior to sale (see Online Bidding Instructions). No deposit shall be required of the plaintiff. Balance due upon delivery of deed, approximately 30 days. The purchaser shall be responsible for those costs, allowances, and taxes that the proceeds of the sale are insufficient to cover.
