NOTICE OF SUBSTITUTED TRUSTEE'S SALE
WHEREAS, on 08/16/2005, JACQUELINE D WILLIAMS executed a Promissory Note payable to the order of H & R BLOCK MORTGAGE CORPORATION, A MASSACHUSETTS CORPORATION.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 08/16/2005, executed by JACQUELINE D WILLIAMS, A SINGLE WOMAN and being recorded on 08/24/2005 in Book 6340, Page 981 as Document No. 0978285 of the records of the Hinds County, State of Mississippi; and which aforesaid Instrument conveys to LEM ADAMS III, Trustee and to H & R Block Mortgage Corporation, a Massachusetts Corporation, as Beneficiary, the hereinafter described property; and
WHEREAS, SAND CANYON CORPORATION FKA OPTION ONE MORTGAGE CORPORATION assigned said Deed of Trust to Wells Fargo Bank, National Association as Trustee for Option One Mortgage Loan Trust 2005-4, Asset-Backed Certificates, Series 2005-4 via an instrument filed of record on May 4, 2018 as Document No. 1621644, in Book 7219 and at Page 3076 in the office of the Clerk of the Hinds County, State of Mississippi; and
WHEREAS, WELLS FARGO BANK, NATIONAL ASSOCIATION AS TRUSTEE FOR OPTION ONE MORTGAGE LOAN TRUST 2005-4, ASSET-BACKED CERTIFICATES, SERIES 2005-4 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 08/13/2024 and recorded on 08/30/2024 in Book 7311, Page 1524 of the records of the Hinds County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 03/24/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the North Front Door, Hinds County Courthouse (1st Judicial District), 407 East Pascagoula Street, Jackson, MS 39201, the following described property located and situated in Hinds County, Mississippi, to wit:

Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
