PLEASE TAKE NOTICE that a public hearing will be held at 7:00 p.m. on Monday, March 23, 2026, at a regular meeting of the Zoning Board of Adjustment of the City of New Brunswick, to be held in Council Chambers, New Brunswick City Hall, 78 Bayard Street, New Brunswick, New Jersey.
The subject of the hearing will be 214 Easton LLC, Application # ZB-2026-02 application for D(4) Floor Area Ratio (FAR) and c variances to construct a two-family dwelling with three (3) bedrooms per unit on the property. The Applicant is seeking relief from the following requirements of the R-5A Zoning District Standards:
§17.04.050 - Bulk schedule of height, area and yard requirements –Minimum Side Yard Setback (both sides) – where 12 feet is required and 6 feet is proposed.
§17.04.050 - Bulk schedule of height, area and yard requirements – Minimum Rear Yard Setback – where 30 feet is required and 26.7 feet is proposed.
§17.04.050 - Bulk schedule of height, area and yard requirements – Maximum Building Coverage – where 40% is required and 40.6% is proposed.
§17.04.050 - Bulk schedule of height, area and yard requirements – Maximum Impervious Surface Coverage – where 65% is required and 65.86% is proposed.
§17.04.050 - Bulk schedule of height, area and yard requirements – Maximum Floor Area Ratio – where 0.55:1 is required and 1.13:1 is proposed.
17.05.010(Q)(1-4) - Parking Lot Location - Residential Uses – Maximum Front Yard Parking Area – where parking in the front yard is limited to not greater than forty (40) percent of the total front yard area (±288.6 square feet) is required and ±160.3 square feet is proposed.
17.05.2 – Maximum Driveway Width – where 20 feet is required and 18 feet is proposed.
The property further contains currently existing nonconforming conditions to which no changes are proposed as follows:
§17.04.050 - Bulk schedule of height, area and yard requirements – Minimum Lot Area – where 5,000 square feet is required and 2,500 square feet is proposed.
§17.04.050 - Bulk schedule of height, area and yard requirements – Minimum Lot Width – where 50 feet is required and 25 feet is proposed.
Applicant seeks any and all other waivers, variances and/or submission requirements of the bulk and/or design standards which are, or may, be required to develop the premises as requested in the Application and that the Zoning Board of Adjustment may find necessary. However, none other than the above are contemplated at the present time.
This plan is for the site known as Block 215, Lot 15 located at 75 Delavan Street, New Brunswick, NJ which is located in the R-5A (Single- and Two-Family Zoning District) Zoning District. A copy of the plan and all supporting documents are on file in the office of Planning, Community, and Economic Development for public inspection between the hours of 8:30 a.m. and 4:30 p.m. Monday - Friday.
