By virtue and in execution of the Power of Sale contained in a certain mortgage given by Christopher L. Sleeper and Tracy Sleeper to Beneficial Massachusetts, Inc. dated August 26, 2006 and recorded with the Worcester County (Worcester District) Registry of Deeds, in Book 39694, Page 13, as assigned by Assignment of Mortgage dated September 16, 2014; recorded in Worcester County (Worcester District) Registry of Deeds, Book 52820, Page 344, Assignment dated October 10, 2019; recorded in Worcester County (Worcester District) Registry of Deeds, Book 61393, Page 37, Assignment dated April 22, 2020; recorded in Worcester County (Worcester District) Registry of Deeds, Book 62284, Page 111, and Assignment dated March 1, 2023; recorded in Worcester County (Worcester District) Registry of Deeds, Book 68905, Page 57, Assignment dated October 28, 2025; recorded in Worcester County (Worcester District) Registry of Deeds, Book 72893, Page 180, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11:00 AM, on April 1, 2026, on the premises known as 186 Pearl Street, Gardner, Massachusetts, the premises described in said mortgage, together with all the rights, easements, and appurtenances thereto, to wit:
A certain parcel of land situated on the Northerly side of Pearl Street, Route #101, in Gardner, Worcester County, Massachusetts, bounded and described as follows: Beginning at the Southeasterly corner thereof at a drill hole in a corner in of a wall in the northerly line of Pearl Street at land of Gerald J. LeBlanc and Theresa L. LeBlanc; Thence N. 87 degrees 17' 58" W. by the Northerly line of Pearl Street 107.18 feet to Lot 4 'A' on a plan hereinafter referred to;
Thence 7 degrees 15' 47' W. Lot 4 'A' 217.80 feet to a point in line of land now or formerly of the Knowlton Foundation for the Elderly, Inc.; Thence S. 88 degrees 12' 00' E. by said Foundation Land, 98.25 feet to an iron pin at the northwesterly corner of land of J. Michael and Deborah A. Sunderland; Thence S 10 degrees 49' 02' E. by Sunderland land and land of Roger F. Casavant, partly by a wall, 118.61 feet to a drill hole in a corner of a wall at the Northwesterly corner of land aforementioned Gerald J. LeBlanc and Theresa LeBlanc; Thence S 9 degrees 49' 18' E. partly by a wall; 77.46 feet to a drill hole in the wall*
Thence S 1 degree 55' 30' E. by the wall, 24.40 feet to the point of beginning, the preceding two (2) courses being by said LeBlanc land, being the same property conveyed from Real J. Belliveau and Joan H. Belliveau, tenancy not stated to Christopher L. Sleeper, tenancy not stated by Deed recorded 07/31/02, in Book 27128 at Page 383, in the Register's Office of Worcester County, Massachusetts.

*77.46 feet to a drill hole in the wall was inadvertently missing from the Mortgage Exhibit A description and is included herewith for accuracy.
Terms of Sale: These premises are being sold subject to any and all unpaid real estate taxes, water rates, municipal charges and assessments, condominium charges, expenses, costs, and assessments, if applicable, federal tax liens, partition wall rights, statutes, regulations, zoning, subdivision control, or other municipal ordinances or bylaws respecting land use, configuration, building or approval, or bylaws, statutes or ordinances regarding the presence of lead paint, asbestos or other toxic substances, sanitary codes, housing codes, tenancy, and to the extent that they are recorded prior to the above mortgage, any easements, rights of way, restrictions, confirmation or other matters of record.
Purchaser shall also bear all state and county deeds excise tax. The deposit of $10,000.00 is to be paid in cash or bank or certified check at the time and place of the sale, with the balance of the purchase price to be paid by bank or certified check within forty-five (45) days after the date of the sale, to be deposited in escrow with Guaetta and Benson, LLC, at 73 Princeton Street, Suite 208, North Chelmsford, Massachusetts.
In the event that the successful bidder at the foreclosure sale shall default in purchasing the within described property according to the terms of this Notice of Sale and/or the terms of the Memorandum of Sale executed at the time of the foreclosure, the Mortgagee reserves the right to sell the property by foreclosure deed to the second highest bidder or, thereafter, to the next highest bidders, providing that said bidder shall deposit with said attorney, the amount of the required deposit as set forth herein within five (5) business days after written notice of the default of the previous highest bidder.
