NOTICE OF PUBLIC HEARING
TOWNSHIP OF EDISON
ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that on Tuesday, March 24, 2026, at 7:00 P.M., in the Township of Edison Council Chambers, 100 Municipal Boulevard, Edison, New Jersey, the Zoning Board of Adjustment ("Zoning Board") will hold a public hearing on the application of Haza Bell Northeast, LLC ("Applicant") for Preliminary and Final Site Plan Approval with a D(1) use and bulk ("c") variances, in connection with the property owned by Holmdel Properties LLC, located at 32 Parsonage Road, Edison, New Jersey, formally identified as Block 686, Lot 178, on the Tax Maps of the Township of Edison (the "Property" or the "Site").
Applicant proposes to demolish the existing structure and construct a new one-story drive-through restaurant, specifically Taco Bell. The Property is in the Township's G-BH (General Business) Zone which does not permit the proposed use of a drive-through restaurant. Therefore, Applicant is seeking a D(1) use variance.
In addition to the above mentioned D(1) use variance, the Applicant seeks relief for the following variances: Minimum Side Yard (Principal Building): required: 15 ft, existing 15 ft and proposed: 14 ft; Landscaping Buffer: required: 15 ft and proposed: 10 ft; Landscaping Area: required: 20 ft and proposed: 4 ft; and Minimum Sign Setback: required: 15 ft and proposed: 5 ft.
The Applicant further seeks any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application.
When the case is called, you may appear either in person or by agent or attorney and present any objections which you may have to the granting of this Application. A copy of the application and related plans and/or documents are on file and available for PUBLIC INSPECTION in the office of the Township of Edison Zoning Board/Land Use Office located in the Municipal Building at 100 Municipal Boulevard, Edison, New Jersey, during that office's regular business hours.
