ZONING BOARD OF ADJUSTMENT
NOTICE OF HEARING
TAKE NOTICE THAT the Zoning Board of Adjustment of the Township of Franklin ("Board") will hold a public hearing on Thursday, March 19, 2026 at 7:30 p.m. in the Council Chambers of the Municipal Building, located at 475 DeMott Lane, Somerset, New Jersey, to consider the application filed by Dream on Me Industries, Inc. ("Applicant") for property designated as Block 88.02, Lot 71.01 on the Tax Map of the Township of Franklin (Somerset County), and commonly known as 45 Veronica Avenue within the Township of Franklin's ("Township") B-I (Business and Industry) Zone ("Property").
The Property contains approximately 48.456 acres and is currently developed with a 1,350 foot by 315 foot (425,250 square feet) warehouse/office building, which are permitted uses within the B-I Zone. The existing building is located approximately 692 feet from Veronica Avenue. The Applicant currently seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c), for directional signage and wall mounted signage which currently exists on the site, as follows:
§112-110.I of the Code of the Township of Franklin ("Code"). This section of the Code restricts the total sign area of signs displayed for the direction or convenience of the public (including those identifying rest rooms and emergency exits) to five (5) square feet. All of the directional signs proposed by the Application have a sign area that is larger than five (5) square feet.
§112-110.K(1) of the Code. This section of the Code prohibits use of corporate logos or corporate identification on directional signs. The directional signs proposed by the Application contain corporate logos.
§112 Attachment 5 of the Code. This section of the Code permits only one (1) attached sign for a single tenant use. The Application proposes three (3) attached signs.
§112 Attachment 5 of the Code. This section of the Code permits a maximum attached sign area of one hundred (100) square feet for a single tenant use. The Application proposes three (3) attached signs, totaling 612.4 square feet.
§112 Attachment 5 of the Code. This section of the Code restricts an attached sign's vertical dimension to four (4) feet for a single tenant use. Each of the three (3) attached signs proposed by the Application has a vertical dimension which exceeds four (4) feet.
§112-110.K(3) of the Code. This section of the Code restricts the size of informational, identification and directional signs to three (3) square feet. The Application proposes fourteen (14) directional signs, each of which exceeding three (3) square feet, totaling 140.7 square feet.
The Applicant will additionally request such further relief, variances, waivers, or design exceptions as may be necessary or required, so as to permit the development and use of the Property as proposed by the Applicant.
The application forms and supporting documents are on file in the Planning/Zoning Department's office, 475 DeMott Lane, Somerset, New Jersey, and may be inspected on any workday during business hours, 7:30 a.m. to 2:30 p.m.
Any interested party may appear at the hearing and present any objections to granting the relief requested.
