vs.
KURT ROWE and ERIKA ROWE, husband and wife; MEB LOAN TRUST VI; INTERNAL REVENUE SERVICE; JP MORGAN CHASE BANK, N.A.; ARTISTIC DENTAL DESIGN, INC., an Arizona corporation; THE UNKNOWN HEIRS AND DEVISEES OF THE ABOVE-NAMED DEFENDANTS, if deceased, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 23rd day of January, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 16th day of April, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Kurt Rowe and Erika Rowe, as follows:
The amount of the Judgment was $8,363.68 plus interest on the unpaid principal balance at the rate of 18.00% per annum, and on the attorneys’ fees and costs at 8.50% per annul from the date of Judgment; Interest accrues at the rate of $2.45 per day as to the total judgment. As of November 30, 2025, which represents 228 days since entry of judgment, total interest accrued is $558.60; Post Judgment attorneys’ fees and costs incurred to date total $3,084.20; and Unpaid Assessment imposed post Judgment total $200.00 and accrue quarterly; Unpaid late fees and costs of collection on assessments incurred post Judgment total $195.00. Taking into consideration payments made subsequent to the entry of Judgment in the total amount of $0.00 to date, costs to date, accrued interest to date, and further unpaid assessments, the total amount due on that Judgment is $12,401.48, plus accruing interest, assessments, late charges, attorneys’ fees and costs, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 44, of Terramar Parcel 12, according to the plat of the County Recorder of Maricopa County, Arizona, recorded in Book 508 of Maps, Page 11, of Official Records.
AKA: 7148 W. Tether Trail, Peoria, AZ 85383.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 26th day of March, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
