By virtue and in execution of the Power of Sale contained in a certain mortgage given by Michelle Dean to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Countrywide Home Loans, Inc., and now held by Rocket Mortgage LLC s/b/m Nationstar Mortgage LLC, said mortgage dated January 31, 2007 and filed in the Plymouth County Registry District of the Land Court as Document No.: 617760 and noted on Certificate of Title No.: 110131,said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Countrywide Home Loans, Inc. to Nationstar Mortgage LLC D/B/A Mr. Cooper by assignment dated May 25, 2022 and filed with Plymouth County Registry District of the Land Court as Document No.: 832481 and noted on Certificate of Title No.: 110131; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 2, 2026 at 03:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon, situated in Marshfield, Plymouth County, Massachusetts, bounded, and described as follows:
NORTHWESTERLY: by Mayflower Lane, fifty (50) feet;
NORTHEASTERLY: by Lot 775 on the plan hereinafter mentioned, one hundred thirty-seven and 65/100 (137.65) feet;
SOUTHEASTERLY: by Lots 516 and 515 on said plan, fifty and 04/100 (50.04) feet; and
SOUTHWESTERLY: by Lot 773 on said plan, one hundred thirty-nine and 61/100 (139.61) feet.
Said parcel is shown as Lot 774 on sheet 4 of subdivision plan #9270C, drawn by W.G. Ford, C.E ., dated November 17, 1945 and filed with Certificate of Title No. 9954.
Being the same premises conveyed to the herein named mortgagor (s) by deed recorded with the Plymouth County District of the Land Court herewith.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated January 31, 2007 and registered with the Plymouth County Registry District of the Land Court as Document No.: 617759 and noted on Certificate of Title No.: 110130.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
