NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by 315Lake LLC to Loan Originations, LLC, dated November 17, 2023, and recorded with the Middlesex County (Southern District) Registry of Deeds in Book 82228 at Page 15, of which mortgage the undersigned is the present holder by an assignment of mortgage from Loan Originations, LLC to Spectra Velocity Master Fund I, LP, dated January 31, 2024, recorded with said Deeds in Book 82486, Page 462; by an assignment of mortgage from Spectra Velocity Master Fund I, LP, to Loan Originations, LLC dated September 17, 2025, recorded at said Deeds in Book 84779, Page 67; and by an assignment dated December 16, 2025, recorded at said Deeds in Book 85040, Page 43. For breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 1:00 PM on the 2nd day of April 2026, at 315 Lake Street, Arlington, MA 02474, all and singular the premises described in said mortgage,
To wit:
Shown as Lot "X" on a plan entitled "plan of land in Arlington. Mass., surveyed for Robert H. Ellis and Charles B. Belluche" dated December 5, 1932, by W.A. Mason & Son Co., surveyors. Recorded with Middlesex south district of deeds. Book 5776, page 442 and bounded:
Southwesterly: by Lot Y on said plan, 92 feet:
Northwesterly: by land of owners unknown. About 196.40 feet;
Northeasterly: by spy pond by an irregular line along its shore, about 94 feet; and
Southeasterly: by land of owners unknown, about 192.40 feet.
Containing about 18,048 square feet according to said plan.
Together with and subject to the right of way referred to in deed from Ann C. Belluche et al recorded with said deeds in book 11548, page 401.
Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of ten thousand dollars ($10,000) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Demerle & Associates P.C., 10 City Square, 4th Floor, Boston, MA 02129 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
