NOTICE OF SALE UNDER POWER
Because of a default in the payment of the indebtedness secured by that certain Security Deed, dated May 25, 2023, executed by 2180 E Victory Drive, LLC to Workmen’s Circle Credit Union, recorded in Deed Book 3101, Page 785, Chatham County, Georgia Deed Records, and securing a Note in the original principal amount of $1,000,000.00, said Security Deed last assigned to RONALD L. MCINTOSH, the current holder thereof, has declared the entire amount of said indebtedness evidenced by the Note immediately due and payable and, pursuant to the power of sale contained in said Security Deed, will, on the first Tuesday in April, 2026 to-wit: April 7, 2026, during the legal hours of sale, before the Chatham County Courthouse door, sell at public outcry to the highest bidder for cash, the following described real property:
All that certain lot, tract or parcel of land situate, lying and being in the City of Savannah, County of Chatham, and known as a One and Seventy-Seven Hundredths (1.77) acre portion of the Nancy T. Collier property formerly a portion of a resubdivision of Lot 20, Bonaventure Tract, Murphey Ward, said property having a southern frontage of Two Hundred Thirty-Four and Forty-Five Hundredths (234.45') feet on Victory Drive and a rectangular depth of Three Hundred Twenty-Eight (328) feet. Said property is more fully described as beginning at the intersection of Camelia Avenue and Victory Drive and running North 54° 18' West a distance of One Hundred and Two Hundredths (100.02') feet, thence South 37° 01' West a distance of Ten (1 O') feet, thence running North 54 ° 18' West a distance of Three Hundred Sixty-Nine and Fifteen Hundredths (369.15') feet along the right of way line of the northern side of Victory Drive to the point of beginning, thence running North 54 ° 18' West a distance of Two Hundred Thirty-Four and FortyFive Hundredths (234.45') feet along Victory Drive to an old concrete marker, thence running North 36° 1 O' East a distance of Three Hundred Twenty-Eight (328) feet to an old stake, thence South 54 ° 18' East a distance of Two Hundred Thirty-Four and FortyFive Hundredths (234.45') feet to a concrete marker, thence South 36° 1 O' West a distance of Three Hundred Twenty-Eight (328) feet to the point of beginning. For a more particular description, reference is hereby made to the survey made by Stuckey Land Surveying, dated October 11, 1988, recorded in Plat Book 10-P, Page 28, Chatham County, Georgia records.
The aforedescribed real property is also known as 2180 Victory Drive, Savannah, GA 31401, according to the present system of numbering houses in Chatham County, Georgia.
This sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit as to the amount and status of the loan with the holder of the Security Deed, including but not limited to, a determination that the borrower has not reinstated the loan prior to the foreclosure sale.

Said real property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the real property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the extent that said real property is comprised of more than one parcel, said real property will be sold in one or more parcels and in such order as the holder of the Security Deed may determine.
Upon information and belief, said real property is presently in the possession or control of 2180 E VICTORY DRIVE, LLC and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said Security Deed and the excess proceeds, if any, will be distributed as provided by law.
