PUBLIC NOTICE
BOROUGH OF ALPINE ZONING BOARD OF ADJUSTMENT
Please take notice that the undersigned on behalf of the owners, Remus and Mirela Alexe, has appealed/made application to the Zoning Board of Adjustment of the Borough of Alpine seeking bulk variance relief and any other relief necessary to demolish the existing home and construct a new single family dwelling and ancillary improvements on the premises known as Block 40, Lot 11, located at 27 Alpine Drive on the tax map of the Borough of Alpine. The applicant proposes to construct a new single family dwelling and related appurtenances which requires the following variances:
a) The continuation of the pre-existing non-conforming lot area of 11,852 sq. ft. where 20,000 sq. ft. is required;
b) The continuation of the pre-existing conforming lot width of 75 ft. where 100 ft. is required;
c) A building coverage of 16.1% where 10% is permitted;
d) An improved lot coverage of 31.3% (34.2% existing) where 20% is permitted;
e) Side yard setback to both sides of the residence of 15 ft. where 20 ft. is required;
f) Side yard setback to the pool as an accessory structure of 15 ft. where 20 ft. is required;
g) A Soil Movement Permit relating to import of soil to the property with waivers from Sections 185-3(2)(d) and (g); and
h) The applicant also request any additional approvals, variances, waivers, exceptions or any other relief which may be deemed necessary upon review of the application by the Zoning Board of Adjustment.
A public hearing has been ordered for March 19, 2026 at 7:30 p.m. at the Borough of Alpine, 100 Church Street, Alpine, New Jersey 07620, at which time you may appear either in person or by agent or attorney and present any facts or objections you may have relative to the granting of approval for this application. All documents related to this application, the plans and application are on file in the Municipal Building and are available for inspection on Mondays through Fridays during normal business hours. This Notice is sent to you by order of the Zoning Board of the Borough of Alpine.
