By virtue and in execution of the Power of Sale contained in a certain mortgage given by Mark R Ozon, Alyssa P Reynolds and Christopher Ozon to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Fairway Independent Mortgage Corporation, and now held by Freedom Mortgage Corporation, said mortgage dated December 20, 2018 and recorded in the Barnstable County Registry of Deeds in Book 31740, Page 72, as affected by Scrivener’s Affidavit recorded in said Registry of Deeds in Book 32560, Page 82, as affected by a Loan Modification dated April 12, 2021 and recorded in the Barnstable County Registry of Deeds in Book 34234, Page 129; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Fairway Independent Mortgage Corporation to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Freedom Mortgage Corporation by assignment dated June 7, 2021 and recorded with said Registry of Deeds in Book 34234, Page 126; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Fairway Independent Mortgage Corporation to Freedom Mortgage Corporation by assignment dated December 1, 2022 and recorded with said Registry of Deeds in Book 35516, Page 263; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 3, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated in Dennis (Port), Barnstable County, Massachusetts bounded and described as follows:
Beginning at the Northwest corner of the premises at a post of the South side of State Highway in range of land now or formerly of Ross W. Ellis thence running
EASTERLY by the State Highway about five and a half rods to a post in range of a town road; thence
SOUTHERLY by said road, eighteen rods and four feet to point in range of land formerly of Medville F. Young; thence
WESTERLY by said Young's land about five and one half rods to land of Ross H. Ellis's heirs; thence
NORTHERLY by said heirs' land and land of Ross W. Ellis eighteen rods and two feet to the place of beginning.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
