By Virtue of Writ of Fieri Facias to me directed from the Honorable 1st Judicial District Court of Caddo Parish, Louisiana, in the above numbered and entitled cause, I have seized and will sell at Public Auction for cash according to law with benefit of appraisement in Room G-20, or any other place within the Caddo Parish Courthouse in said City of Shreveport designated by notice posted in the lobby prior to the sale, during the legal hours of sales on Wednesday, April 8, 2026 beginning at 10:00 A.M.
THE PROPERTY, REAL AND PERSONAL, RIGHTS AND CREDITS OF BAYOU OSPITALITY SH LLC, A DELAWARE LIMITED LIABILITY COMPANY AND ARMADA PRIME, LLC, A CALIFORNIA LIMITED LIABILITY COMPANY, IN AND TO THE FOLLOWING DESCRIBED PROPERTY TO WIT:
ALL THAT CERTAIN TRACT OR PARCEL OF LAND, SITUATE IN THE CITY OF SHREVEPORT, CADDO PARISH, STATE OF LOUISIANA, MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEING LOT 1, PENNY SUBDIVISION NO. 2, IN CADDO PARISH, LOUISIANA AS PER PLAT THEREOF RECORDED IN COB, 3000, PAGE 202, INSTRUMENT NO. 170192, RECORDS OF CADDO PARISH, LOUISIANA, TOGETHER WITH ALL BUILDINGS AND IMPROVEMENTS THEREON. (THE "LAND AND IMPROVEMENTS").
ALL BUILDINGS, STRUCTURES, IMPROVEMENTS, FIXTURES AND APPURTENANCES NOW OR HEREAFTER PLACED ON THE LAND, AND ALL APPARATUS AND EQUIPMENT NOW AND HEREAFTER ATTACHED IN ANY MANNER TO THE LAND OR ANY BUILDING ON THE LAND, INCLUDING WITHOUT LIMITATION, ALL PUMPING PLANTS, ENGINES, PIPES, DITCHES AND FLUMES, AND ALSO ALL GAS, ELECTRIC, COOKING, HEATRING, COOLING, AIR CONDITIONING, LIGHTING, REFRIGERATION, AND PLUMBING FIXTURES AND EQUIPMENT (COLLECTIVELY THE "IMPROVEMENTS");
ALL EASEMENTS AND RIGHTS OF WAY APPURTENANT TO THE LAND; ALL CROPS GROWING OR TO BE GROWN ON THE LAND (INCLUDING ALL SUCH CROPS
FOLLOWING SEVERANCE FROM THE LAND); ALL STANDING TIMBER UPON THE LAND (INCLUDING ALL SUCH TIMBER FOLLOWING SEVERANCE FROM THE LAND); ALL DEVELOPMENT RIGHTS OR CREDITS AND AIR RIGHTS; ALL WATER AND WATER RIGHTS (WHETHER RIPARIAN, APPROPRIATIVE, OR OTHERWISE, AND WHETHER OR NOT APPURTENANT TO THE LAND) AND SHARES OF STOCK PERTAINING TO SUCH WATER OR WATER RIGHTS, OWNERSHIP OF WHICH AFFECT THE LAND; ALL MINERALS, OIL, GAS, AND OTHER HYDROCARBON SUBSTANCES AND RIGHTS THERETO IN, ON, UNDER, OR UPON THE LAND; ALL LAND LYING IN THE BED OF ANY STREET, ROAD, AVENUE, ALLEY OR WALKWAY, OPENED OR PROPOSED OR VACATED, OR ANY STRIP OR GORE, IN FRONT OF OR ADJOINING THE LAND;
ALL EXISTING AND FUTURE LEASES, SUBLEASES, SUBTENANCIES, LICENSES, USUFRUCTS, OCCUPANCY AGREEMENTS AND CONCESSIONS RELATING TO THE USE AND ENJOYMENT OF ALL OR ANY PART OF THE LAND OR THE IMPROVEMENTS, AND ANY AND ALL GUARANTIES AND OTHER AGREEMENTS RELATING TO OR MADE IN CONNECTION WITH ANY OF THE FOREGOING (COLLECTIVELY, THE "LEASES");
ALL PROCEEDS, INCLUDING ALL CLAIMS TO AND DEMANDS FOR THEM, OF THE VOLUNTARY OR INVOLUNTARY CONVERSION OF ANY OF THE LAND, IMPROVEMENTS, OR THE OTHER PROPERTY DESCRIBED ABOVE INTO CASH OR LIQUIDATED CLAIMS, INCLUDING PROCEEDS OF ALL PRESENT AND FUTURE FIRE, HAZARD OR CASUALTY INSURANCE POLICIES, WHETHER OR NOT SUCH POLICIES ARE REQUIRED BY MORTGAGE, AND ALL CONDEMNATION AWARDS OR PAYMENTS NOW OR LATER TO BE MADE BY ANY PUBLIC BODY OR DECREE BY ANY COURT OF COMPETENT JURISDICTION FOR ANY TAKING OR IN CONNECTION WITH ANY CONDEMNATION OR EMINENT DOMAIN PROCEEDING, AND ALL CAUSES OF ACTION AND THEIR PROCEEDS FOR ANY BREACH OF WARRANTY, MISREPRESENTATION, DAMAGE OR INJURY TO, DEFECT IN, THE LAND, IMPROVMENTS, OR THE OTHER PROPERTY DESCRIBED ABOVE OR ANY PART OF THEM; AND
ALL PROCEEDS OF, ADDITIONS AND ACCRETIONS TO, SUBSTITUTIONS AND REPLACEMENTS FOR AND CHANGES IN ANY OF THE PROPERTY DESCRIBED ABOVE.
(COLLECTIVELY THE "IMMOVABLES").
Said Property to be sold as belonging to the above defendant to pay and satisfy debt specified in said writ
together with attorney's fee, interest and costs.
