NOTICE TO SELL MOVABLE OR IMMOVABLE PROPERTY AT PRIVATE SALE
The Administratrix of the above estate has made application to the Court to execute a private act of sale to sell the following immovable property: A certain 8.495 Acre tract of land together with all rights, ways, improvements, and appurtenances thereon, being all situated in Section 77, Township 4 North, Range 2 West, Rapides Parish, Louisiana, more particularly described as follows; Commence at the point common to Lot 16 and Lot 17 of the David K. Cooper Partition and the Northern right of way of La Hwy No. 28 West, said point being a found square bar, thence N 04'35'18" E a distance of 349.07 feet to a set Vi inch iron rod on the Southern Right of- Way of La. Hwy. No. 28 West and the POINT OF BEGINNING; thence S 01'15'01" W a distance of 431.65 feet to a calculated point thence S 70'10'00" W a distance of 1037.35 feet to a found concrete post; thence N 32'03'47" E a distance of 593.49 feet to a set 60d nail; thence S 60o30'38" E a distance of 99.89 feet to a calculated point; thence N 30'48'1 1" E a distance of 394.38 feet to a set 34 inch iron rod at the Southern Right-of- Way of La. Hwy. No. 28 West; thence along said right of way S 88'38'36" E a distance of 381 .38 feet back to the POINT OF BEGINNING; said tract shown on plat of survey by Henry Louis Phillips, PLS, dated October 3, 2025 and is attached hereto and made a part hereof, for $40,000.00 cash and immovable property in Rapides Parish, Louisiana, at 760 McKeithen Drive assessed by Richard I. Ducote as Parcel Number 2904172056002401 under Assessment Number 1160115250 . Notice is given to all concerned parties, the decedent's heirs and creditors, who must file any opposition they have to the application, prior to issuance of an order or judgment authorizing, approving and homologating the application and advise the order or judgment may be issued after seven (7) days, from the date of the publication in accordance with law.
