By virtue and in execution of the Power of Sale contained in a certain mortgage given by Tami L. Gilow to Mortgage Electronic Registration Systems, Inc., as mortga-gee, as nominee for First Federal Bank, and now held by First Federal Bank, said mortgage dated May 25, 2022 and recorded in the Worcester County (Worcester District) Registry of Deeds in Book 67683, Page 246, said mortgage was as-signed from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for First Federal Bank to First Federal Bank by assignment dated November 18, 2025 and recorded with said Registry of Deeds in Book 72880, Page 156; for breach of the conditions in said mortgage and for the pur-pose of foreclosing the same will be sold at Public Auction on April 6, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:

THENCE TURNING ON A RA-DIUS OF 20 FEET FOR A LENGTH OF THIRTY-ONE AND FORTY-TWO HUN-DREDTHS (31.42) FEET TO A POINT ON THE EASTERLY SIDE OF DOLAN ROAD;
THENCE NORTH 07 DEGREES 55' 03" EAST FOR A DIS-TANCE OF TWENTY-EIGHT AND NINETY-THREE HUN-DREDTHS (28.93) FEET ALONG SAID DOLAN ROAD TO A POINT;

TERMS OF SALE: Said pre-mises will be sold and con-veyed subject to all liens, encumbrances, unpaid tax-es, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
