MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Shirley P. Bimiso to Option One Mortgage Corporation, dated June 24, 2005 and recorded in Bristol County (Northern District) Registry of Deeds in Book 14912, Page 18 (the “Mortgage”) of which mortgage Wells Fargo Bank, N.A., as Trustee for Securitized Asset Backed Receivables LLC Trust 2005-OP2, Mortgage Pass-Through Certificates, Series 2005-OP2 is the present holder by Assignment from Sand Canyon Corporation f/k/a Option One Mortgage Corporation to Wells Fargo Bank, N.A., as Trustee for Securitized Asset Backed Receivables LLC Trust 2005-OP2, Mortgage Pass-Through Certificates, Series 2005-OP2 dated October 15, 2012 and recorded at said Registry of Deeds in Book 20670, Page 63, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 1850 Bay Street, Taunton, MA 02780 will be sold at a Public Auction at 1:00 PM on March 30, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
The land in Taunton, Bristol County, Massachusetts situated on the westerly side of Bay Street being shown and described as Lot #1 on a sketch entitled "Property of Taunton Construction Corporation, Taunton, Mass., scale 1" = 40' March 21, 1972 John P. Gonzals, Surveyor", which sketch is recorded in Bristol County Northern District Registry of Deeds at Plan Book 131, Page 7.
Said Lot #1 is more particularly bounded and described as follows:
Beginning at a stake situated on the westerly side of Bay Street, which is at the southeasterly corner of the premises of the premises and the northeasterly corner of land now or formerly of William E. Carter; thence N. 30 degrees 36' W. 146.20 feet by Lot #2 on said plan and land of Taunton Construction Corporation to a point for a corner; thence S. 72 degrees 58' E. 38.07 feet by said Carter land to a stake; thence N. 86 degrees 13' E. 296.20 feet by said Carter land to the westerly line of Bay Street, the point of beginning.
Said Lot #1 contains 25,000 square feet.

The land in Taunton, Bristol County, Massachusetts, bounded and described as follows:
Beginning at a point in the westerly line of Bay Street 84.14 feet northwesterly from a highway bounded in the westerly line of Bay Street at Station 153 more or less, in the 1943 layout of Bay Street and at the southeasterly corner of land now or formerly of Frederick J. Rocha and Genevieve C. Rocha; thence by land of William E. Carter S. 51 degrees 22' 41" W. 106.79 feet to a corner, thence N. 77 degrees 24' 07" W. 211.18 feet still by land of William H. Carter to a corner; thence 85 degrees 56' 00" E. 290.24 by land of Frederick J. Rocha and Genevieve C. Rocha to the point of beginning.
Said parcel contains 8,878 square feet, more or less.
For mortgagor’s title see deed recorded with the Bristol County (Northern District) Registry of Deeds in Book 14912, Page 16.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
