APPLICANT Drew and Lauren Fitzsimmons
PLEASE TAKE NOTICE THAT Drew and Lauren Fitzsimmons have applied to the Zoning Board of Adjustment of the Township of Middletown for variances from the provisions of the Zoning Ordinance so as to obtain minor site plan approval to permit the expansion of the existing garage and expansion of the existing bedroom above the garage at the premises located at 12 Rosewood Terrace, also known as Block 632, Lot 131 on the tax map of the Township of Middletown, and located in the R-22 Zone.
This application will require the following variances:
Section 540-902C: Maximum Building Coverage of 20% is permitted, where 19% exists and 21% is proposed.
Section 540-902C: Maximum Lot Coverage of 25% is permitted, where 27% exists and 28% is proposed.
Section 540-902C: Minimum Side Yard Setback of 20 feet is required, where 14.4 feet exists and 8 feet 3.5 inches is proposed.
Section 540-902C: Minimum Front Yard Setback of 40 feet is required, where 40.4 feet exists and 35.5 feet is proposed.
The following existing non-conformities will remain unchanged:
- Minimum Lot Area of 21,875 square feet is required, where 15,050 square feet exists and is proposed.
- Minimum Lot Width of 125 feet is required, where 86 feet exists and is proposed.
Applicant shall seek any and all additional variances necessary to accommodate the application as filed, or as revised, as may be required by the Zoning Board of Adjustment and/or its professionals in order to develop the subject property as stated above, and will amend its application on the record accordingly.
A copy of the application has been filed in the office of the Zoning Board of Adjustment and application documents will be available online via the Township website at https://www.middletownnj.org/Calendar.aspx and may be inspected by appointment only during regular business hours at Town Hall, 1 Kings Highway, Middletown, New Jersey. A public hearing will be held on Monday evening, the 23rd day of March, 2026 at 6:00 PM in the Main Meeting Room in Town Hall, 1 Kings Highway, Middletown, New Jersey, at which time you may appear either in person or by agent or attorney and present any objections which you may have to granting this application.
