NOTICE OF HEARING
To all owners of property located within a radius of two hundred feet from Block 5.02, Lots 27.01 and 27.02 (formerly collectively identified as Lot 27).
Please take notice that a public hearing will be held at 7:00 p.m. by the Planning Board of the Township of Ocean in the Public Meeting Room, Municipal Building, Deal and Monmouth Roads, Oakhurst, Township of Ocean, on Monday, March 23, 2026.
The purpose of this hearing is to consider the application of 465 West Park, LLC, for an amendment to a condition of the minor subdivision approval previously granted by the Township of Ocean Planning Board by Resolution dated November 25, 2024 to reflect a 15-foot dedication to the County of Monmouth (rather than a previously approved, identical in size and location easement) for future road widening purposes on each of the two (2) previously formed single-family residential lots, and the subsequent change in the area of each lot (which lot areas remain fully conforming) at the subject premises, which premises are situate in the R-4 Zone and known as 461 West Park Avenue, Block 5.02, Lot 27.01 and 465 West Park Avenue, Block 5.02, Lot 27.02, Oakhurst, Township of Ocean, New Jersey, respectively. The following bulk variances were previously approved and remain unchanged:
- 21-26.2.a.1.(b): Minimum Lot Width of 90 feet is required, where 81.5 feet is proposed for Lot 27.01 and 80.6 feet is proposed for Lot 27.02
No new construction is proposed as part of this application.
At the time of the hearing the Applicant will seek any and all additional variances and/or design waivers which may be required by the Township of Ocean Planning Board and/or its professionals.
A copy of the maps and documents are on file with the Secretary to the Planning Board and are available for public inspection at the Municipal Building, Deal and Monmouth Roads, Oakhurst, Township of Ocean, New Jersey, weekdays between the hours of 8:30 a.m. through 4:30 p.m.
