APPLICANT Pamela Ross
PLEASE TAKE NOTICE THAT Pamela Ross has applied to the Zoning Board of Adjustment of the Township of Middletown for a use "d6" variance and additional bulk variances from the provisions of the Zoning Ordinance so as to obtain approval for the demolition of the existing single-family dwelling and detached garage and the construction of a new single-family dwelling and driveway at the premises located at 6 Benton Avenue, also known as Block 375, Lot 24 on the tax map of the Township of Middletown, and located in the R-15 Zone.
The application will require the following variances:
Use "d6" Variance for a proposed building height of 42 feet from grade, where the maximum height permitted is 28 feet from grade (on a lot less than 50 feet wide).
Section 540-913C(1): Minimum Front Yard Setback of 25 feet is required, where 12 feet is proposed.
Section 540-913C(1): Maximum Building Height of 2.5 stories is permitted, where 3 stories are proposed.
Section 540-913C(1): Maximum Lot Coverage of 35% is permitted, where 37.3% is proposed.
Applicant shall seek any and all additional variances necessary to accommodate the application as filed, or as revised, as may be required by the Zoning Board of Adjustment and/or its professionals in order to develop the subject property as stated above, and will amend its application on the record accordingly.
A copy of the application has been filed in the office of the Zoning Board of Adjustment and application documents will be available online via the Township website at https://www.middletownnj.org/Calendar.aspx and may be inspected by appointment only during regular business hours at Town Hall, 1 Kings Highway, Middletown, New Jersey. A public hearing will be held on Monday, the 23rd day of March, 2026 at 6:00 PM in the Main Meeting Room in Town Hall, 1 Kings Highway, Middletown, New Jersey, at which time you may appear either in person or by agent or attorney and present any objections which you may have to granting this application.
