MT. ARLINGTON LAND USE BOARD
AMENDED PRELIMINARY AND FINAL MAJOR SITE PLAN
PLEASE TAKE NOTICE:
That on March 25, 2026 at 7:00 p.m. at the Mt. Arlington Borough Hall, located at 419 Howard Boulevard, Mt. Arlington, NJ, the Mt. Arlington Land Use Board will hold a hearing on the application of Mt. Arlington Town Center, LLC, for Amended Preliminary and Final Major Site Plan Approval at which time and place all interested persons may appear either in person or by an attorney and present any objection or question you may have to the granting of this application. The premises in question is a 7.614 acre parcel of land located in the Planned Unit Development Zoning District and located within the 111 & 181 Howard Boulevard Redevelopment Area, identified as Block 61.02, Lot 23.08 and more commonly known as 181 Howard Boulevard, Mt. Arlington, New Jersey. The applicant is seeking Amended Preliminary and Final Major Site Plan Approval, and any and all variances, deviations or design waivers required that may be deemed necessary to permit minor amendments to the previously approved redevelopment and expansion of an existing retail shopping center to add two 5-story free standing residential luxury apartment buildings, to replace a portion of the existing shopping center and former freestanding bank building, upgrade remaining shopping center façade, expansion of onsite parking, and landscaping, signage and other enhancements. Applicant was previously approved pursuant to Mt. Arlington Land Use Board Application #21-007 (approved and memorialized on September 22, 2021, amended approval on January 24, 2024 memorialized on February 28, 2024) for a total of 84 residential units and approximately 34,129 sqft. of retail space. This Amended application seeks to remove four market rate units for a total of 80 residential units, and to modify the building facades. The applicant may seek additional variances, exceptions, deviations and/or design waivers as required by law or by the Mt. Arlington Land Use Board.
A copy of said application and related documents are on file with the Mt. Arlington Land Use Board, 419 Howard Boulevard, Mt. Arlington, NJ, and may be inspected by all interested parties during normal business hours at least ten days prior to the hearing.
