UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 29th day of January, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 18th day of September, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Ricardo Joseph Fazende, as follows:
The principal amount of $10,657.83, plus accruing quarterly assessments of $363.00 commencing 10/01/2025 and $399.30 commencing 01/01/2026, along with quarterly late fees of $15.00, plus costs taxed and allowed in the amount of 1,033.79, attorneys’ fees in the amount of $5,120.00, accruing interest on the principal lien balance at a rate of 10% annum and accruing interest on attorneys’ fees and costs at a rate of 8.5% per annum in the amount of $574.20, accruing assessments and late fees, and any additional attorneys’ fees and costs incurred in collection the amounts awarded therein and on 12/29/2025 Plaintiff/Judgment Creditor recovered a judgment in in the Superior Court of the State of Arizona, in Maricopa County, against Defendant/Judgment Debtor for costs taxed and allowed in the amount of $479.90 and attorneys’ fees in the amount of $1,200.00 and on 01/28/2022 Plaintiff/Judgment Creditor recovered a judgment in in the Superior Court of the State of Arizona, in Maricopa County, against Defendant/Judgment Debtor for costs taxed and allowed in the amount of $640.25 and attorneys’ fees in the amount of $5,171.50 and accruing interest on attorneys’ fees and costs at a rate of 4.25% per annum in the amount of $521.20, and any additional attorneys’ fees and costs incurred in collection the amounts awarded therein.
THEREFORE, the principal amounts awarded, plus all additional assessments, late charges, attorneys’ fees, and costs that have accrued thereafter as awarded in the terms of the above-referenced judgment totals a current balance of $22,175.37 which is now at the date of this writ due on such judgment. Additional quarterly assessments of $399.30, commencing 04/01/2026, quarterly late fees of $15.00 commencing 01/31/2026, plus interest on the principal lien balance at a rate of 10% per annum and accruing interest on attorneys’ fees and costs at a rate of 8.5% per annum as well as attorneys’ fees and costs of the Sheriff’s Sale will continue to accrue and be incurred, and are to be added to the current balance as of the date of the Writ and through the date of the Sheriff’s Sale of the property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to wit:
Lot 24, of Vineyard Vista, according to the plat of record in the Office of the County Recorder of Maricopa County, Arizona, recorded in Book 661 of Maps, Page 1.
AKA: 2008 West Maldonado Road, Phoenix, Arizona 85041.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 2nd day of April, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
