CITY OF PHOENIX, an Arizona municipal corporation, Plaintiff(s),
vs.
MARIA SARAH VALENZUELA, an unmarried individual; and UNKNOWN OR UNRECORDED HEIRS, DEVISEES, SUCCESSOR-IN-INTEREST, OR ASSIGNEES OF THE ABOVE; ABC ENTITIES I-X; BLACK and WHITE CORPORATIONS, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 3rd day of February, 2026, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 6th day of January, 2026, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, above-named, as follows:
The sum of $13,439.30 for principal, charges, advances and expenditures; Pre-judgment interest at the rate of 10% per annum on unpaid assessments in the amount of $556.55; Plaintiff’s costs in the amount of $305.32; Interest accruing on the principal amount and on costs at the statutory rate of 7.75% per annum from the date of judgment until paid, together with such advances for assessments, taxes, insurance and maintenance as are reasonably and necessarily made by Plaintiff with respect to the Property from this date until sold as ordered herein.
WHEREAS, the amount due and owing as of this date is the total of all the foregoing judgment amounts, after all setoffs and credits have been allowed is:
Judgment (with interests and costs) -- $14,211.17; Unpaid assessments form date of Judgment -- $0.00; Unpaid post-judgment costs of collection -- $0.00; Less: Payments received since Judgment -- ($0.00); TOTAL -- $14,211.17, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to wit:
The North Half of Lot 7, DIAMOND HEIGHTS, according to the plat recorded in Book 4 of Maps, Page 1, records of Maricopa County, Arizona.
AKA: 1113 E. Diamond St., Phoenix, AZ 85006
That the period of redemption of said Defendant-Mortgagors, their successors in interest and all of them be limited and restricted to thirty (30) days after the date of sale in accordance with A.R.S. 12-1282 (A) as amended.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 2nd day of April, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
