UNDER AND BY VIRTUE OF AN EXECUTION issued out of and under the Seal of the Superior Court of Maricopa County, State of Arizona, on the 2nd day of January, 2026, and to me as Sheriff of said County duly directed and delivered in the above-entitled action:
WHEREAS, on the 8th day of April, 2025, the above-named Plaintiff recovered Judgment in the above-styled Court against the Defendants, Phoenix TCB Realty Group, LLC, Daniel Enriquez, and Omar Robles, as follows:
AMOUNT as of December 31, 2025 -- $956,526.76 ($900,534.19 principal amount of judgment, with interest accruing at 8.5% per annum, $209.71 daily. $55,992.57 accrued interest through December 31, 2025).
AND WHEREAS, the judgment roll in the action in which said judgment was entered is filed in the Clerk's office of said Court, in the said County of Maricopa and the said judgment was docketed in said Clerk's office in the said County, on the day and year first above written.
And the sum of $956,526.76 with interest as aforesaid is now actually due on said judgment and
WHEREAS, I am required to make the sum due on the said judgment, with interest and costs and accruing costs, to satisfy said judgment out of the personal property of said debtor, or if sufficient personal property of said debtor cannot be found, then out of the real property in this County belonging to debtor on the day whereon said judgment was docketed in said County, or at any time thereafter, I did, on the 5th day of March, 2026, levy upon all the right, title, claim and interest of the said debtor, in, of and to the following described real property, to-wit:
Unit 134, of VISTA DE OESTE CONDOMINIUMS UNIT TWO-PHASE I, according to Declaration of Horizontal Property Regime recorded in Instrument No. 83-61463 and First Amendment recorded in Instrument No. 83-150658 and Declaration of Annexation recorded in Instrument No. 83-435460 and Declaration of Annexation recorded in Instrument No. 83-475304 and Declaration of Annexation recorded in Instrument No. 83-475305 and Declaration of Annexation recorded in Instrument No. 83-496334 and Declaration of Annexation recorded in Instrument No. 83-19432 and Declaration of Annexation recorded in Instrument No. 84-50010 and Declaration of Annexation recorded in Instrument No. 84-76919 and Declaration of Annexation recorded in Instrument No. 84-76920 and Declaration of Annexation recorded in Instrument No. 84-115767 and Declaration of Annexation recorded in Instrument No. 84-164368 and Declaration of Annexation recorded in Instrument No. 84-165271 and Declaration of Annexation recorded in Instrument No. 85-158852 and Declaration of Annexation recorded in Instrument No. 85-609042 and Declaration of Withdrawal recorded in Instrument No. 92-684598 and per map recorded in Book 249 of Maps, Page 48, in the office of the County Recorder of Maricopa County, Arizona.
TOGETHER WITH a proportionate interest in and to the Common Elements, as set forth in said Declaration of Horizontal Property Regime.

NOTICE TO JUDGMENT DEBTOR
Title 33, chapter 8, article 1 1 of the Arizona Revised Statutes, may permit you to protect your residence from certain types of legal process through the homestead exemption.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that I will, on the 2nd day of April, 2026, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, Arizona, sell at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, all the right, title, claim and interest of the above named debtor, in, of and to the above described real property.
