By virtue and in execution of the Power of Sale contained in a certain mortgage given by David P. Medeiros to Mortgage Electronic Registration Systems, Inc. as mortgagee, as nominee for People's Mortgage Corporation, and now held by PennyMac Loan Services, LLC, said mortgage dated June 24, 2003 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 6308, Page 14, as affected by a Loan Modification dated February 8, 2017 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 12023, Page 310; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc. to Bank of America, N.A. by assignment dated October 3, 2012 and recorded with said Registry of Deeds in Book 10544, Page 143; said mortgage was assigned from Bank of America, N.A. to PennyMac Loan Services, LLC by assignment dated December 10, 2013 and recorded with said Registry of Deeds in Book 10980, Page 75; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 9, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land with any buildings thereon in New Bedford, Bristol County, Massachusetts, being bounded and described as follows:
BEGINNING at the southeast corner thereof, at a point in the north line of Bay Street distant westerly therein from the northwesterly line of Dartmouth Street sixty-seven and 10/100 (67.10) feet, the same being the southwest corner of land now or formerly of E.C Padelford;
thence WESTERLY in said north line of Bay Street forty-one (41) feet to the land now or formerly of M.M. DeMello;
thence NORTHERLY in line of last named land eighty (80) feet to land now or formerly of Charles S. Chase;
thence EASTERLY in line of last named land and land now or formerly of E.F. Fogarty forty-one (41) feet to land now or formerly of E.C. Padelford; and
thence SOUTHERLY in line of last named land eighty (80) feet to said north line of Bay Street and the place of beginning.
CONTAINING twelve and 5/100 (12.05) rods, more or less.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
