NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 65 Nathan Lane, Plymouth, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Patrick T. Shea to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for Homebridge Financial Services, Inc. its successors and assigns and now held by Lakeview Loan Servicing, LLC, said mortgage dated December 4, 2020, and registered at Plymouth County Registry District of the Land Court as Document No. 00808053, and noted on Certificate of Title No.: 125766, as affected by an Assignment of Mortgage dated December 28, 2022, and registered at Plymouth County Registry District of the Land Court as Document No. 00839015, and noted on Certificate of Title No.: 125766, as affected by an Assignment of Mortgage dated May 1, 2023, and registered at Plymouth County Registry District of the Land Court as Document No. 00842085, and noted on Certificate of Title No.: 125766, as affected by an Assignment of Mortgage dated October 29, 2024, and registered at Plymouth County Registry District of the Land Court as Document No. 00856422, and noted on Certificate of Title No.: 125766, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on April 10, 2026 at 10:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
Being Lot 1145 on sheet 10 of subdivision plan #6931-20, drawn by Bradford Saivets & Associates, Inc., Surveyors, dated May 31, 1987, filed with Certificate of Title No. 69892.
There is expected and excluded from the land the fee in Nathan Lane abutting said lot.
Said Lot is subject to an easement from Frank G. Raymond to the Plymouth County Electric Company et al, dated August 27, 1952, filed and registered as document #42226.
Said Lot is also subject to the easements set forth in a deed given by Levi Swift to Sylvester P. Nightengale et al, dated January 21, 1885, duly recorded in Book 517, page 301, and in a deed given by Francis Wright Fabyan to Margaret A. Raymond, dated November 15, 1918, duly
recorded in a Book 1332, Page 465.
Said Lot is also subject to a taking by the County Commissions for the public right of way from River Road to Little Herring Pond, dated May 4, 1944, filed and registered as document #21544.
Said Lot is also subject to an easement from Adeline M. Raymond et al to the Plymouth County Electric Company et al, dated July 1, 1964, filed and registered as document #97439.
Said Lot is also subject to two easements from Adeline M. Raymond et al, to New Bedford Gas & Edison Light Company, dated August 2, 1965, filed and registered as documents #102974 and #102975.
Said Lot is also subject to an easement from Adeline M. Raymond et al to New Bedford Gas and Edison Light Company et al. dated June 30, 1969, filed and registered as Document# 126713.
Said Lot is also subject to easements, restrictions and reservations from Pond Properties, Inc. to LeBlanc Homes of Massachusetts, Inc., dated August 4, 1995, filed and registered as document #386732.
Said lot is also subject to an easement from Pond Properties, Inc. to Plymouth Water Company, Inc., dated August 4, 1995, filed and registered as document #386729.
There is appurtenant to said lot a certain right as set forth in a certain deed from Pulte Home Corporation of Massachusetts to Jeffery T. Bennett et ux, dated December 31, 1997, filed and registered as document #420156.
Being the same premises conveyed by deed recorded with the Plymouth County Registry District of Land Court with Certificate Number of 125766, Document Number of 763674.
The description of the property contained in the mortgage shall control in the event of a Notice of Sale typographical error in this publication.
For Mortgagor's Title see deed dated September 15, 2017, and registered at Plymouth County Registry District of the Land Court as Document No. 00763674, and noted on Certificate of Title No.: 125766.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
