By virtue of a power of sale contained in a certain security deed from MCPM Holdings LLC to Kiavi Funding Inc. and recorded in Deed Book 3517, Page 1, Chatham County, Georgia records given to secure a note in the original amount of $185,100.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of CHATHAM COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in April, 2026, to wit: April 07, 2026, the following described property:
ALL THOSE CERTAIN LOTS, TRACTS OR PARCELS OF LAND SITUATE, LYING AND BEING IN THE CITY OF SAVANNAH, COUNTY OF CHATHAM, STATE OF GEORGIA, AND BEING KNOWN AND DESIGNATED AS LOTS ONE HUNDRED
FIFTY-THREE (153), ONE HUNDRED FIFTY-FOUR (154), AND THE EASTERN TWO (2) FEET OF LOT ONE HUNDRED FIFTY-FIVE (155), COLDING WARD, C.J. HULL SUBDIVISION, AS SHOWN ON A MAP OR PLAT THEREOF RECORDED
IN CHATHAM COUNTY BOOK OF RECORDS, BOOK OF DEEDS 4-F'S, FOLIO 54 AND IN HISTORICAL MAP BOOK 1, PAGE 32; SAID LOTS AND PORTION TOGETHER HAVING A FRONTAGE OF 52 FEET ON THE NORTHERN SIDE OF
48TH STREET, WITH A RECTANGULAR DEPTH NORTHWARDLY OF 70 FEET, AND AS A WHOLE BEING BOUNDED AS FOLLOWS: ON THE NORTH BY LOTS 66, 65 AND A PORTION OF LOT 64, SAID WARD; ON THE EAST BY LOT 152, SAID WARD; ON THE SOUTH BY 48TH STREET; AND ON THE WEST BY THE REMAINING PORTION OF LOT 155, SAID WARD.
Being real property commonly known as 636 W 48th St, Savannah, GA 31405.
The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.

The foregoing notwithstanding, nothing in O.C.G.A. § 44-14-162.2 shall be construed to require UMB Bank, National Association, not in its individual capacity, but solely as legal title trustee for LVS Title Trust 2018-3 to negotiate, amend, or modify the terms of the Security Deed described herein.
